When it comes to things like smoke detectors, it's a good idea to have them fitted anyway but beyond that, use your own discression. Clearly upgrading the house to modern 6 star energy rating is simply not going to happen short of virtually gutting it and starting again. I presume a prospective buyer comissioned the inspection? In the case of lift off hinges - you can probably get some to match whatever the existing ones were and change them relatively inexpensively if this is something that will seal the deal. There is absolutely no need for you to go back and find out the standards for 1977. I can tell you that lift hinges were not part of standard residential doors of any sort in 1977. If the inspector is making recommendations to you, then I hope you engaged him, else he has no business recommending anything to you about his findings. The buyers sound like twits if they are insisting on the lift hinges. Likewise in relation the bathroom tiling. Maybe someone needs to tell them you buy a house as is, and factor any renovation plans into the cost. Either they like the house, or they dont.
