Browse Forums Building A New House Re: Henley Homes 2021Nov 26, 2015 4:39 pm Hi all, So we had our NHP 5 weeks ago. Hardly anything was actually fixed in the 2 week time frame, but we ended up settling 2.5 weeks ago with the trust that these things would be done asap. Well its just a nightmare. Ive been constantly chasing Henley to fix the defects. We finally had some things fixed....but of course not properly- ie- the shower screens the guy didn't have the any rubber so has to come back again (for the third time), there was no gas meter so plumbers had to come back and then they need to come back again cos unfortunately the cook top was shattered in the box. The cabinet maker didn't have all the panels so has to come back. The wrong oven was delivered etc etc. These are not entirely Henleys fault and that's ok. But then we have the maintenance issues like loose window winders, dinted windows, brick cleaning, tile replacement, caulking, painting...the list goes on and on and on seriously! I still haven't heard from the maintence guys and im to the point where Im so frustrated and over having to be home all the frickin time for these trades and constantly calling and emailing Henley. Does anyone know how I can get them to do their job and finish our house? Can I get my own people in and invoice them? We have had such a good build and now Ive got a sour taste in my mouth and we are not enjoying our new house like we should. Any suggestions appreciated! Really regretting settling now! Re: Henley Homes 2022Nov 26, 2015 7:09 pm Ho row, I cant realy offer any help because you have already settled. But just wanted to write for future people who are going to be in this stage. I understand your anger we had so many issues with our build as well its not funny.. the list can go on like yours. However, we said we are not settling until everything is rectified. We said we dont care if it takes weeks. They kept pushing us to sign off and mention the same thing "it will get fixed".. we kept arguing that we wont settle until it is. We even met with 2 seperate managers on site who kept arguing that there was nothing to be fixed. We kept pointing out things. So they gave up in the end and fixed everything we wanted before we settled they even changed things we weren't ever caring about. We knew if we gave them the final cheque they would not have fixed everything.. Aren't you on to the home assurance department now? Have you contacted them? Also, the things that need to be rectifed, aren't they on the list which you sign on nhp? Say you are going to take legal action if its on the list and they accept it then they need to fix it. Building Henley Lexington Lux Q3 Re: Henley Homes 2023Nov 26, 2015 7:49 pm Hi tns. I haven't tried home assurance department yet. Maybe that's the next move. Then onto legal action. Given these things were all in the nhp documents and they haven't held up their end of the bargain. Sigh. Very frustrating! But yes from this experience for those who are coming up to this stage hold the money back! Re: Henley Homes 2024Nov 26, 2015 10:33 pm Hi TNS, when you hold payment did they threaten to charge you fees etc? Re: Henley Homes 2025Nov 27, 2015 10:23 am Hi TNS, when you hold payment did they threaten to charge you fees etc? good point. they might have clause in contract we never read some of the terms & conditions. feels sorry for ppl. but this can be happen in any builder. Re: Henley Homes 2030Nov 30, 2015 7:39 am Hi all, just want to check if any one has frame beinging inside slab by 20mm? We have an overhang on another spot by 20mm. Is this an issue I need to raise with my SS before frame start first level? I guess the way it is might affect the bricking of the house? Are you getting an inspection? They will pick it up and tell you what needs to be done. Re: Henley Homes 2032Nov 30, 2015 10:24 am Yeah getting Darbecca to do inspection. Frame won't be completed until next week..just thought I point out to SS first before they put up the first floor particularly the excess concrete.. What is the role of Ss? Aren't they suppose to check these stuff and advise contractors to fix? Re: Henley Homes 2035Nov 30, 2015 11:26 am We used to go on site all the time! I would then contact our SS asap with any issues and he would get them fixed or at least he knew about them in time. Just looked again at your pics. The knots Darbecca will pick up. We had a few and from memory they changed some, but others they got a letter from supplier saying they met the requirements. They were a bit reluctant to change these. Re: Henley Homes 2036Dec 01, 2015 12:47 pm Does anyone know where I can get that list to check off at different stages? I've heard you can buy it off home forum one for a few dollars. Re: Henley Homes 2037Dec 04, 2015 8:20 pm hi.. we are in the middle of tender and contract with Henley for construction. Was wondering if any had the same level as garage and house and if you had any issues with it? in the tender document it said that it is not required for step down garage. Was wondering if any had the same level as garage and house and if you had any issues with it? in the tender document it said that it is not required for step down garage. I believe it used to be mandatory to have the step down and then they changed it. It's only now required if your driveway slopes towards the garage. Regardless its still a good safety measure to have the step. In the event your garage floods it should prevent water entering the house. Yeah I messaged my administrator to add that in. I haven't been to a house that has the same level of garage and house.
