Building A New House

As you've alluded to, the space is important in a floating floor as it allows for movement. You could try something like scotia - but you'd still only fix the scotia to the skirting board in order to keep the gap, although it may be slightly less visible with scotia.

Building A New House

Looks nice - 2 quick thoughts/additions. * No storage upstairs like a linen closet or whatever - I'd be tempted to turn the study area into a WIL. * I'd definitely consider extending the outdoor living area up to the dining room sliding doors.

You really need to use a moisture meter in conjunction with a thermal camera. Remember, the thermal camera is only measuring differences in temperature - it's entirely possible some areas are just colder than others (especially when its just a few degrees difference).

Personally, I'd put the toilet in the nook for some privacy, some legroom and some acoustic distance from the bedroom; the sinks against the wall where the toilet is now and the shower where the sinks are now.

Building A New House

Always pays to properly read your plans and contract before signing. Wallwraps are not a requirement, although recommended. They'll reduce airflow and moisture movement into your frame/cavities and improve the efficiency of your wall batts (assuming they are installed and sealed correctly). Not havi...

Ask them how a white painted custom grille could possibly cost close to $3,000. Sounds insane.

The price wont' change once the contract is signed. Famous last words my friend. Read your contract very carefully - builders, especially in the current climate, are frequently approaching customers with signed contracts asking for more money.

Yes, that's how I answered. For a single storey home you'll likely be looking at anything between $2,000 - $3,000 per square metre. 21sq is ~200sqm so $400k-$600K depending on the level of finishes you want. Given you want higher finishes like higher ceilings, stone benchtops etc etc, expect more to...

No. For a ~200sqm home - you'd probably have to double that price to get close.

Hell no. If you want to build on that spot, you'll need to remove the dirt, debris and the pool and then properly fill and compact and an engineer sign-off on it. You have no idea what they put in there (furniture???) and how it would stand up to the weight of a house.

I can see them adding a cost for the addition of the risers (maybe a few hundred $) but not for 10% overall wastage as the promotion clearly states max 30m2 alfresco area and your alfresco area is under that amount, albeit just barely. (It's still part of the promotion btw https://www.clarendon.com....

Get as much (and the highest rated) insulation you can afford. Walls, ceiling, sarking etc. Consider other insulation like slab-edge, under slab, garage, internal walls. Light coloured roof (reflects) will perform better than a dark coloured one (absorbs). Alot of the efficiency will already be deci...
