Re: House and land packages - how do they work? 6Jan 09, 2013 4:16 pm When you buy the land, you just do it at the regular land sales office with a regular Offer and Acceptance form. But the price is already determined, typed on to the form. From that experience, I think it's best you go and pick your block yourself, without the builder's input. They can always find a way to fit their plans on to your block, as long as it's not heavily sloped or whatever. I was a bit worried about stamp duty as its at least $13,000 more if it includes the house! I am going to check it out a bit more, looking at the listing there was a lot of include extras (timber floor, carpets etc) plus with the new building grant at the moment it look like we could get a nice place for cheaper, instead of buying primo price for established, high stamp duty and then have to renovate anyway as all the houses we've seen have pretty dated interior. Interesting point turtleschell on the land, I'm assuming that is something that they will tell me what the price was once I get a detailed quote? Stamp duty is only paid on the land. For our 193000 block, it was about 5300... With the 5k rebate from nsw government, we only paid 300 in stamp duty. You only pay stamp duty on house AND land if you buy established and it has been lived in previously. Re: House and land packages - how do they work? 8Jan 09, 2013 7:41 pm When I bought my land in NSW we got a Stamp Duty exemption because we were building a new house, not sure if that was changed in the new rules mid 2012. Saved me a heap of cash 2 Re: House and land packages - how do they work? 9Jan 09, 2013 9:33 pm we have been looking at heaps of houses for the block of land we are eying off (they are 17.5m frontage) and the only plan we both like at the moment is one that is offered as house and land package...just went onto the developer website and its no longer on there?? Re: House and land packages - how do they work? 10Jan 09, 2013 10:53 pm It will be available if the land hasn't sold just ask them. Most builders will sell you any house from their back catalogue. With regards to house land packages we are first home buyers and as it was a package didn't pay stamp duty. However if we bought the land first then got the builder after we would of had to pay the duty and then claim it back when the house build started. This was the same for our fthbg it was paid direct to the bank when the first invoice was paid from the builder. We also got $14,000 discount for buying a house land package. We are in WA building with Summit Gomes Group. (Not trying to interrogate, just trying to figure these packages out).
