Browse Forums Building A New House Re: ALLWORTH HOMES - HARMONY - HELP NEEDED :) 7Jul 19, 2012 11:46 am Bex80 I just moved into our Allworth Harmony, we had a really good experience with Allworth- our house was finished a month before the scheduled contract time. The only extras we had during building were for piering and fill for the site, things that were marked provisional. We got some credits back as well, but our extras were just under $6000. We paid for the oven & microwave tower, I can't remember exactly how much extra it was- but it was definitely under $1000 (much less I think), we literally only moved in on Saturday so all my paperwork is in a box somewhere.... We are so pleased with the finish of our house (a friend visited and they thought the finish on our place was better than what they saw in the display homes). We only paid for a handful of upgrades- benchtop, oven tower, sliding doors between our lounge & living room, the garage door, we added drawers to our bathroom & ensuite vanities as well, there's nothing I'd change! I too want the microwave/appliance cupboard/pot drawer tower (is this what you got)? Will be very happy if it comes in under a thousand dollars. Looks very practical indeed. We got a quote today (more an rough calculation) to add a meter right through and flip the front of the house, extend the kitchen, bigger portico (council requirement) bigger walk in linen, extra linen and bigger alfresco...came in at 20k. Pretty happy with that as will give us a nice size home with the perfect layout for us. How is the standard carpet and tile range in the included package? I'm guessing it will be very basic and will have to upgrade? Bex, did you upgrade doors and handles? Any idea on prices of these? Glad to hear good comments on allworth, looking forward to sorting out my list of NEEDS and WANTS and paying for my tender Re: ALLWORTH HOMES - HARMONY - HELP NEEDED :) 8Jul 19, 2012 12:15 pm I have to say that we did the list of NEEDS & WANTS and we ended up with all our WANTS because it came in under budget If you proceed to the $500 Tender stage I would include all your WANTS as these can be easily removed if you think something is over the top in price. For us we built the Allworth we are building we don't have the option of them carpeting or tiling so can't help you there. We had the option of going with Package Central who would do carpet, tiles, driveway & front lawn but the price to do that and the Std range they offered we decided to do it ourself after the fact. With the handles etc throughout the pricing to upgrade them was not bad but seeing that we were building the design that includes all the top range choices we didn't have to worry Re: ALLWORTH HOMES - HARMONY - HELP NEEDED :) 9Jul 19, 2012 1:00 pm When we did the tender period, we got them to quote all the wants too and then deleted them if the budget did not allow. In terms of site costs, so far I am over 2 grand in front as the piering came in under the provisional quote and so did the cut and fill. I guess it is the luck of the drawer with the provisional costs. I also came in about 2 grand cheaper with the bushfire requirements as well but got hit for more than provisional for septic irrigation. Building tip No. 3: A raft slab will not get you down a river. A waffle pod slab does not go with maple syrup. Took ages to go through all my changes and wants but hopefully we have remembered everything. Looking forward to getting the tender back. I'm a tad worried about the site costs since we have 2-2/12 meters of fill over most of the block and also a fall of over 1 metre....oh and a H1 slab so fingers crossed it will still come in under budget. Really happy with the house plans after all our changes and with the offer of carpet, tiling, air conditioning and 900 omega appliances included its a good deal. Shame they haven't built any Harmony Entertainers yet so we could see one and get a feel for it. My block ended up being an M class slab so got myself some funds back. I would recommend trying to push them for a 150 day tender period you give yourself some insurance in case of delays that can occur throughout the process. Thanks for the hint on the 150 day tender period. Will be pushing hard for that for sure. We have built twice before and both times got caught up in council which ended up with price rises both times round and lots of stress about it. We have a couple of other builder tenders coming back this weekend (free ones) so hopefully we will get an idea about what sort of money we will be up for. Good to compare a few builders to get a more accurate idea. Most were close but Beechwood was the cheapest by far, the boss just didn't like the layout as much as the Allworth.. Our council approval took only about 11 days - yet Allworth still hit us with 2 price increases. I wasn't too happy about that. We had a 120 day tender period which apparently wasnt enough. Go figure? Got another call recently that we had to pay another $600 in blue metal aggregate for the external plumbing - so i'll add that to the list of "hidden site costs" from Allworth. Having said that, the concrete slab looks great. Piering is a hit and miss thing, until they drill the holes they can never know how much they require. I'd say they are still waiting for the Tender/quote to be completed by Allworth. This part of the process takes around 4 weeks at most. So I'd expect updates on their progress in the process in a couple of weeks time I would never build with Fowler homes. I built with them in 2021 and till date maintenance issues are pending.
