After i sent my broker a lengthy venting email, he came back with some semi good news. We should be expecting vals from Suncorp in the next day or two.
If it comes in way under again, i think we might consider selling it for now - its too much stress and living with the inlaws is getting too much.

Am hopeful that it will be ok though so we can move on and start the build!

We drove past yesterday and our estate is looking awesome with all the houses going up!

Hey matey, yeah i think we'll give ANZ a go if we get don't get any good news tomorrow.
When you spoke to ANZ, did they question you about CBA's valuation?

We're at 95% so LMI is a definite for us. My sister said if this doesn't work out she'll go gaurantor so that's a relief. But will wait tomorrow, if no go we will take matters into our own hands and see what we can do.

My valuation came in today and it is the same price as when I put the deposit on 12 months ago. Would have loved it to go up but at least it didn't go down, that was with ANZ.

Would be sad to sell now, your own place would be amazing. The stress is huge, I am two days off being sued and losing my deposit if I don't settle (long story - bad conveyancing) but I keep thinking how good it will be to let my plants know what it feels like to grow free in soil, unpack the storage shed, give my dogs a backyard, have a dinner party in my own house, paint walls, put in picture hooks wherever I want and know that I have been able to make it happen..even with the stress.

Hope the valuation comes in what you are hoping for .. Fingers crossed!!!

When we settled on the land, it went through fine no probs.. but once we finalized the build contract, they valued it at $380,000 when it is costing us $426,000 to build. Wayyy under!

I think if it were the stresses of just the house we'd be ok, but there's so much else happening all at once.

But you are def right about thinking of all the good things to look forward to.
Surely this time next year, none of this will matter and be long forgotten!

Wow.. I am scared of that type of valuation! I have been looking at what is for sale in the area and you are right, some you can buy cheaper that what it costs to build! Little scary.. Back on track now... SETTLED TODAY!!!!!!!!!!!! So excited!! Appointments for colours next week and then contract signing the week after.. Feels like I finally have traction.. From time of initial deposit on land to settlement exactly one day less than a year.. Been a long time..

Really grateful to this forum, people who really understand the stresses...

We had similar , our bank st george came in way under, westpac too. ANZ came to the party.
I dont think we will be in by xmas, would love to as I am so tired of renting and they are moving quickly. Hope at least jan but our contract gives them until June to complete. They really want to get it done though so I am hopeful. We will be at lockup this week and then I expect Fix to take the most time.

Great to hear you are moving now. Seems like all the Banks do in Tarneit is value at 380. Its because they dont look at the size of land or house at all and the houses for sale in the area in that price range are the lower basic houses such as devine packages bringing down the value.

anyone of you who knows whether heartlands will be using fibre optic or standard copper cabling for phone and internet connections? metricon's electricals contractor is saying they've been in contact with asset1 and they are still unable to advise which services we will be receiving. they are proposing we get a provision package costing us an additional $1.5K to avoid more additional costs later and to get the construction moving???
