Um, I am in Tarneit now (yer its a rental) waiting for our place.. we live on a corner, and the meter box is on the side of the house, facing the side street...

Sure its the reserve, but yer, very very bizarre.

How is it going betHeEeee? have you managed to get things going? I hope all is well, such a stressful thing to have happen. We had similar issue when we we first got our land and it really did take its toll.

I noted on our visit on the weekend that one block on lamington drive has gone up for resale ::sad::

I am keen to see a house get started on the block on the other side of ours. It would be nice to move in and have a house on both sides done as well.
It really is beginning to look like a street on one side now. ::celeb::

We have hit the ground running and should have bricks and gyp underway this week. :z:

Hey lacasa, no news just yet. Our broker is going to bust some chops this morning! If not im going to bust his chops!
I just hate waiting.

It's taking the fun and excitement out right now and putting us off planning other things like the wedding and we're only 5 months away. Luckily for us our builders have been so patient, they just said they are ready to build as soon as we say go.

Anyhoo, am praying for some good news today

Oh which block went up for resale? Hopefully next door will start building soon..
Our neighbours have started building too.

[The land got titled today and we have already signed the build contract so, expect to start building sometime next week.

How did you go? I really hope things start going your way with the bank, fingers crossed. a block on lamington dr, near the corner on the moorokyle side has a sale sign up. We have bricks and walls finished now will be at lock up this week. Looks like we are making up for lost time

Hey lacas, we still in limbo for now.
After i sent my broker a lengthy venting email, he came back with some semi good news. We should be expecting vals from Suncorp in the next day or two.
If it comes in way under again, i think we might consider selling it for now - its too much stress and living with the inlaws is getting too much.

Am hopeful that it will be ok though so we can move on and start the build!

We drove past yesterday and our estate is looking awesome with all the houses going up!
You're place is looking great!

They've moved so quickly!! Any chance you guys will be in my christmas?
Would be awesome if they can be done by then xx

If it comes in way under again, i think we might consider selling it for now - its too much stress and living with the inlaws is getting too much.

Am hopeful that it will be ok though so we can move on and start the build!

Hey betHeEeee.. Why don't you guys check with some other bank and ask them to valuate your property? Our valuation came in low with CBA as well (we went with them anyways) but we asked ANZ to do the valuation and they matched the value.

Nope.. no questions. Try a few banks as CBA is doing good deals at the moment. It also means that if ANZ comes lower, u have someone else to fall back to immediately.

I've been in your situation & I know how it feels. Don't keep waiting hoping for ur current option to go through. In case of lower valuation, you also gotta think about LMI (lender mortgage insurance) as the it'll be more if you are borrowing over 80% of the total amount.

That's very sweet of your sister. Our low valuation brought us near 95% too which resulted in the LMI jumping from the initial figure of about $7K to $11K. So we ended up borrowing money from friends and contributing more towards the loan to bring it down.

The castle is finally taking shape, went there last week for an inspection and the tradies were working on the roof. Will go again this weekend..

My valuation came in today and it is the same price as when I put the deposit on 12 months ago. Would have loved it to go up but at least it didn't go down, that was with ANZ.

Would be sad to sell now, your own place would be amazing. The stress is huge, I am two days off being sued and losing my deposit if I don't settle (long story - bad conveyancing) but I keep thinking how good it will be to let my plants know what it feels like to grow free in soil, unpack the storage shed, give my dogs a backyard, have a dinner party in my own house, paint walls, put in picture hooks wherever I want and know that I have been able to make it happen..even with the stress.

Hope the valuation comes in what you are hoping for .. Fingers crossed!!!

Wow.. I am scared of that type of valuation! I have been looking at what is for sale in the area and you are right, some you can buy cheaper that what it costs to build! Little scary.. Back on track now... SETTLED TODAY!!!!!!!!!!!! So excited!! Appointments for colours next week and then contract signing the week after.. Feels like I finally have traction.. From time of initial deposit on land to settlement exactly one day less than a year.. Been a long time..

Really grateful to this forum, people who really understand the stresses...

We had similar , our bank st george came in way under, westpac too. ANZ came to the party.
I dont think we will be in by xmas, would love to as I am so tired of renting and they are moving quickly. Hope at least jan but our contract gives them until June to complete. They really want to get it done though so I am hopeful. We will be at lockup this week and then I expect Fix to take the most time.

Great to hear you are moving now. Seems like all the Banks do in Tarneit is value at 380. Its because they dont look at the size of land or house at all and the houses for sale in the area in that price range are the lower basic houses such as devine packages bringing down the value.

I dont think we will be in by xmas, would love to as I am so tired of renting and they are moving quickly. Hope at least jan but our contract gives them until June to complete. They really want to get it done though so I am hopeful. We will be at lockup this week and then I expect Fix to take the most time.

Have heard great things about ANZ and their vals but unfortunately they don't write 95% LVR loans when refinancing. They're capped at 90%.

We got some good news last night though, Suncorp has given us unconditional approval so now waiting on valuations. Hopefully it comes in today and it matches our build or even just a wee bit lower i'd be happy. Don't wanna wait any longer ::wornout::

Too true, Moorookyle is really stuffing up our values, stoopid turds!!!!! It makes me so angry to see how they can have 4b homes going for $329-$350?

Hi Guys,
anyone of you who knows whether heartlands will be using fibre optic or standard copper cabling for phone and internet connections? metricon's electricals contractor is saying they've been in contact with asset1 and they are still unable to advise which services we will be receiving. they are proposing we get a provision package costing us an additional $1.5K to avoid more additional costs later and to get the construction moving??? :::

wow LmngtnDrResidnt, that's fast! so you'd be able to claim fencing and front landscapig from asset1 when you move in!
