The house in Preston has a nice facade and is on a large allotment however the floor plan and interior is dated and needs a major reno. We envisage this will be the family home for the next 10 to 15 years. I know architects are expensive and most charge fees in the form of % of total costs. I guess the question really is, what do you expect the architect to do? Are you looking for an initial design only or are you looking for a design, working drawings + contract administration? You should be able to find the former for a flat fee and the latter will be next to impossible. I found DX Architects in Richmond to be quite reasonably priced and with good designs. We also hired Architectural Plans and Permits in Thornbury to do an initial design but did not proceed based on their designs, not to our liking but they were priced very competitively.
