I intially thought something sus was going on (ie why did the conveyancers tell me they were ok to settle, if I couldnt take ownership of the titles ?) but as it turns out its a limitation of the current laws.....so, before you hand the $ over, make sure the titles are ready to be issued. Note - this only counts if you are planning to start building straight away. If you are still chosing a builder by this time, then it probably doesnt matter. In regards to splitting a block with a 1m drop..... that seems quite a large cost. Why cant they do a 500mm cut and fill to bridge the 1m gap ? What is the total slope of your block (ie drop from front to back, and across the sides ?) We had a 900m cut and 700m fill for ours. This is probably preaching to the converted, but I you may want to consider working with multiple builders up to the point of contract signature, and then decide who to run with. Not just the footings - check out their selections center, see what is in their standard range. Some things to consider: - Want fully recitified tiles in the bathroom ? Find out how much extra per meter. This can be a big hidden cost. - - How many powerpoints ? How much to upgrade to doubles ? - How much for colourbond over tiles. - Do I get a different colour for the walls compared to the ceiling, how many coats, what type of paint (some charge extra for "wash and wear" or equivalent) - external taps to house - What laminates are in the standard range, how much to chose from outside that range ? ...the list goes on... Have you given the preliminary plans to other builders as well ? AV Jennings do some very nice homes, as do Dechillies. If you are worried about communication, I can give our builder (McCracken) 5 out of 5 for comms - I have the site supervisor, construction manager, and contracts manager's mobile numbers, and can call them direct at any time - and they call me back if they dont answer straight away ! At the end of the day though, go with your gut - chosing a floorplan / is actually the easy part - selections is 10 times harder !! Why are priates scary ? Because they yaargh.. Re: Building at Golden Grove - The Settlement 13Mar 06, 2011 12:37 pm Hi Captain Morgan, Thanks for the Hot Tip, we received a letter from Land SA asking if we would like to settle earlier as the land will be available, but we have decided not to as there is little trust within this industry. We thought 12,500 was a steep price for such a small drop, Fairmont have not put that figure on paper just yet, mind you they have not put much on paper since discussing our options with them 2 months ago. Think we scored the slowest sales consultant and considering changing consultant or even scrapping Fairmont altogether. Our land drops a little over 3 metres from kerb to back fence, we were surprised to hear we had to split. Good to see the big hill is starting to disappear, they are even working on Saturdays. Must be in a hurry for some reason. As it turns out, I have 2 friends who both built with rossdale and dechillies recently. Rossdale certainly do fixed price, but build the risk into the quote. Good builder othewise. Same with dechillies. I have no complaints whatsoever with mccracken. You can see our house under construction in the settlement right now if your curious. Lilac comes with all homes in the area, in fact its an encumberance requirement. You do not need to get a rainwater tank in stalled. Note - the money you save not getting this compulsory rain water tank is roughly eaten up in additional plumbing fees for the lilac pipes. much happier with the lilac, will never run out, unlike a RWT. I was wondering if the licac tap was connected to the houses that are now inhabited because when we purchased the land it wasn't ready for use I believe. Hubby wants to get a rain water tank anyway (we have a big block) as he reckons we'll have to pay for what lilac water we use. The large man made mountain im sure will be used to fill stage 6, not sure we would get better land in that stage. Hi Jessie, We have read most of your thread, you have built a very nice house. Our sales consultant gave us very accurate price guidings. Only tip,which would be with any builder is make sure you are 100% happy before signing this is plans and selections. We got charged a variation fee (although they reduced it) as we changed the colour mortar. But honestly we had a real estate agent come around and he was gobsmacked with the qulity of the home. We had great tradies The SS in Golden Grove is great. May sound a bit short on the phone but he does get stuff done I would recommend them to anyone Hey guys building a new place through a volume builder and just wondering if i should complain to the site supervisor as we just had plasterboard installed.
