I would write it myself and then just get Wp to sign, stamp and date. It's just assurance for the builder and it's fair that they ask for proof of funds (but on the other hand, if you already have the letter from the bank advising that all documents have been executed and funds are ready to be drawn down from, perhaps this is surplus - just check with CSO via email - you might not need it). With the kitchen - you might be fine with the signed sketch; it also depends on the original design if they have the potential to make some more serious errors . We asked, they said they don't do them (but alegedly they do for some people ). I'd say the delays are normal - we didn't get the kitchen included for a very long time, but keep reminding her . It is the owners responsibilty to provide and pay for all water for the use of the builder for the entire period of the building works. It is the owners responsibilty to provide and pay for all electricity consumed by the builder during the construction of the building works. I thought most builders would charge you for the electricity and water? With the electricity, the contract states, "The owner agrees to nominate the builder to act as an agent in nominating TRU Energy at settlement for power connection in their name. The Builder is responsible for electricity usage charges for the duration of the building work." jimmalenko - I enquired with our SS (Big M) after lights were left on one night, and he reassured me that M pay the power bills until handover (without chargeback).
