We are about to take possession of a 1950's postwar on the north side of Brisbane with a beautiful view of the city from the rear of the house. It is on a hill sloping from front to back with a laundry on the ground floor underneath the back right bedroom. Initial plan is to keep the laundry there. edit: Also there is little to no room to expand at the front or sides so rearwards is our only real option. Plan is to also remove the ugly carport at the front and build a 2 car garage on the front right boundary. Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Plan is to make the most of the view which is to the rear left of the house. Put in windows as splash backs in the kitchen and extend the deck. Any comments to make it better more improved are appreciated. Re: Reno Floor Plan help 2Jun 21, 2010 5:12 pm Although open space is nice, you seem to of lost liveing area in 2nd design Also, I think the toilet placement could be a problem as you can see straight into toilet from the dining table - should be fairly easy to re-configure that toilet and bathroom area. I can remove the bath from from the en suite. 2. She wants a study area some where - a nook or something. 3. We can move the entry door if that makes creating room easier. 4. Wants a double shower in the en suite. The existing living area is a bit of a pain for me at the moment, I can see most of our time being spent at the rear of the house, dont really know what to do with that bit. Re: Reno Floor Plan help 4Jun 21, 2010 9:08 pm have you thought of flipping the bed1 WIR to the other end of the room? At present you have all that beautiful glass looking out at your deck from the WIR - which means anyone you're entertaining will be able to see INTO your WIR. If you have the WIR up the top of the room then you have a seat at that section (very handy in a robe!!) and beautiful views from your bedroom. Originally I had the bed flipped and right up against the rear wall, but the other half wanted the bed at the other end to see the view. I do see what you mead to move the WIR up that end of the room as well and I could put a normal internal door on the en suite so I'm not staring into it all the time. We could also install a window on the back wall of the master bedroom as well. Hi Ikon I have updated the original post with an updated original plan and some photos of the house as well. You mention a laundry uner the bedroom, but the photos show more rooms? If you are going to extend the veranda, I would enclose it underneath with maybe another living area? Thanks for taking the time to mock it up, very much appreciated. Hopefully I can return the favor for everyone's input down the track. Whattodo, the existing space under the house has a concreted floor but is no where near legal height, when we do extend I will be asking the builder to allow for enclosing it down the track but I don't think finances will allow it at the present. I have also been tossing up the idea of moving the entry way to the side of the house, would it be a wierd palce to have an entry for the house being on a steep block? Just not sure how it would work. We will be getting a draftsperson in to do it properly for us, but I would like to be able to go to them with some very solid ideas. This is a very tight fit, I'm not sure if you'll be able to achieve what you've described. Would you consider accessing the separate toilet from the laundry?
