I am having an interesting time getting all parties talking atm, the left is not talking to the right and I'm stuck in the middle. They were able to help us at almost no notice. We were charged $12/ton dumped. If you let them know it is a Homestead site they will give you priority if they are busy. We also got the bobcat guy to push 100 ton into the backyard which also saved a lot and gave us a nice level yard. It is a bit of stress to organise it yourself, but you can save a few $$$. My problem is the communication between the trenching contractor, the builder and me. When the trenching was first booked in it was actually due to start Friday 11th, however due to a cancellation it started Monday, all good I thought but no one told Homestead. All of a sudden I'm on the back foot trying to get the soil removal guy to do every thing in a snap, so now the situation is the trenching guys won't move because the site is chockers with dirt (or mud by now) and the soil removal won't be started until Friday. Everything is looking good except for a potential clanger when the house was demolished, they left some concrete pathway hidden and compacted over it. This could spell problems if it gets in the plumbers way on Tuesday morning. I have to take my hat off to the concreting team 12 hour+ day, setting up by truck headlights this morning and working well past sunset under spot lights. From my untrained eye it looks fantastic,14 loads of concrete!!! Any opinion? 192Jun 29, 2010 5:40 pm Finally signed building contract Sunday week ago now just waiting building pack to come. We met consultant at display home about an hour before closing time and so felt a bit pressured to sign without having time to fully read the contract but we read it all asked quite a few questions and am reasonably happy with it all. We are really happy with the plans so glad that we reviewed them so much and had several redraws. The only thing that we are a bit annoyed about is having to pay to have fill brought in but then having to pay to have excess removed after trenching and not getting any credit for it. They are quite willing to give credit for removing walls or cupboards. Now all we have to do is sort out the demolition and await the council. Not looking forward to the council part as everyone that we know who have built or are trying to build in same council have had to wait some time for their approvals or had to jump through lots of hoops. the one thing I am really annoyed about is that part of the contract states that if you dont go to construction within 90 days of the contract signing, they can (read: will) send you a variation for increased costs over that time (ridiculous). Not all builders do it, I know of a few others who only increase their costs after a year of contract signing (fair enough too). But 90 days.. ridiculous! Re: Homestead Homes (SA)? Any opinion? 194Jun 29, 2010 9:02 pm The 90 days actually starts from when the builder signs the "plain language" HIA contract, we signed on 18th of Jan but the builder only signed on 9th of Feb. We had our sewer connected today I think, there's so much mud it's hard to tell what's new mud and old mud. The frames are being delivered next week so I'm told. Kyma, what council are you guys building in? Any opinion? 195Jun 29, 2010 10:48 pm Lee75 I did bring up the 90 day rule and the discussion revolved around if it was due to our fault that it would be invoked but I think that if council drags their feet then it can be applied as being our fault. Have to read through the contract when we receive it just so I know where I stand. Allyd unfortunately it is Mitcham what other council would have so many people have issues and delays. In my case I needed to change the position of the crossover and curbing, the planning dept. need to sight a permit from the Mitcham works depot in order to sign off on the plans and forward them for building approval. If I had known about this I could have saved two weeks and I may have avoided the 90 day breach. Mitcham works depot can be directly contacted on 8374 7722. Any opinion? 199Jul 05, 2010 10:39 pm We had our sewer dug in today and at some point our framing material was delivered, woot, no real problem except for the amount of excess soil from the sewer dig. In my estimate there would be close on three tonne if not more of soil, I understand that when digging a trench there will always be excess dirt but this is ridiculous.
