Re: Anyone renting while they build? 25Feb 24, 2010 7:27 pm freddyflop I don't know how many people do this, but my wife and i sold our house on the condition of rent back. I was going to suggest this too, freddyflop. It's definitely not a common thing to do, but it's not unheard of. We have had a few people through my work sell their house on this condition. As long as you are up front to purchasers from the beginning that you want to rent it back then they can't complain. If they want to buy your house they will, if they don't like the offer you're making then they don't have to buy it. Re: Anyone renting while they build? 26Feb 24, 2010 7:39 pm Renting back from the new owner was offered by them as it will be an investment property, but since exchanging sale contracts they've changed the terms, besides that a move to another town where a block of land awaits and rents are cheaper is a better option. Have to make the break sometime so may as well be at settlement. Kexkez....great minds think alike because I've been emailing agents today and pushing the non-smoking, no pet thing, but since the fob off on the phone this morning I'm not saying the rental is somewhere to live while the house is being built. Not that it really should matter because in reality a landlord would be much better off with a good tenant for a year than a couple of bad ones during the same time. I think that really helped us as did that we only had 2 kiddies and they weren't littlies. GypsyGrannies1 Well I'm starting to hate renting too and I can't even find somewhere to rent as yet!!! My house is due to settle on 24th March and I have the removalist booked for the previous day....but where to???? LOL Im ahead of you, we sold our place just after xmas and settle on the 10th March - yes 2 weeks today and im stressing like you wouldnt believe. We have applied for every house possible but with 2 young children (2.5ys and 3 months) and 2 dogs it doesnt look good for us. We are also landlords for our investment property in WA so i know first hand that on paper we dont look good. We have a great reference from our agent that sold our place but even they dont have anything that suits - mainly units and no pet criteria. On a good note though we should be settling on our 5 acre property tomorrow or Friday. I found calling them was ok but actually taking time off work to go and see the estate agents was worth it too. They could see what I looked like and see I was genuinely keen to find somewhere. Having a face to put with a name they spoke to on the phone helped I think. So if you can visit do it. I know it's not something you can always do. I was lucky enough to have some leave i could use and visited all 3 agents in town on a single Friday after driving there late after work on a thursday night,. I then drove back home ~250kms on the Saturday. We also used one room purely as storage. The agents didn't seem to mind as long as the rest of the house was always clean and tidy. Re: Anyone renting while they build? 29Mar 09, 2010 3:51 pm with 4 days to go until settlement of our house we were told we got a rental house - we signed the lease and got the keys the following day and moved straight away. what a whirlwind of a coupple of days. we settle tomorrow and all moved out and cleaned. thank god we were moving into my parents place who fortunately have a large house to accomodate my hubby and 2 little boys. luckily it all worked out in the end. We got the dump, had soooo many issues with the landlord, went to VCAT and won but looking back it would have been smarter to buy a dump and live in it while our house was being built as homes have increased in value drastically and the rent money could have been going towards our mortgage and the landlord's. Re: Anyone renting while they build? 31Mar 10, 2010 12:45 am Im in the same boat now. Waiting on the buyers finance to go through at the moment (should have been today but nothing!) We cant sign a lease until their finance is approved and we only have 2 weeks until settlement now! i work away and have to fly out in 2 weeks. with no place to go we are going to have to put everything in storage while my wife, kids and the dogs stay with the inlaws. Ah the stress. should be worth it once weve built though. I was really stressed about having a dog and only wanting an 8 month lease but we were quite lucky. I hope everyone else is too because this (apart from packing) was what I was dreading most so I can imagine how stressful it is if you've been trying awhile. A1. being treated like scum by rental agents A2. being treated like scum by landlords who think pets are the antichrist. We are also landlords and consider ourselves good landlords. Sold our house Oct last year & are yet to start the build...long story but hopefully will have a start date by this time next week. We were fortunate & had a choice of rentals - applied for 3 & were accepted by all so we got to choose. The agent has been very professional & has responded promptly to any concerns or requestes we have had. We signed a 6mth lease to start with & have this week resigned for another 5 mths - hopefully that gives us plenty of build time plus a week or 2 spare. Builder reckons 16 weeks build so heres hoping! Best bit for us is the location of the rental - we can look out any window & see our block & we both drive past it to & from work each day! This is the view we get over the fence from the lounge room window!
