Question: Did you guys have to submit a landscaping plan before you started building? I just recieved an email stating that I need these before I start building? Did you guys follow suit with this? Our landscaping plan was submitted a few months ago, but after we started building. It can take a few weeks to get them approved, and we wanted that out of the way so we can start on the landscaping asap. Maybe it's changed for the newer stages? Hope it will be soon, apparently statement of compliance is imminent. I'm trying to understand the "outgoings" that we may be up for. If any fellow Botanic Ridgers are up for sharing, I'd like to get a feel for what your "share" of outgoings was and on what basis were the numbers determined? PM if you prefer. Maybe it is called "adjustments" per Special Condition 18 of the contract of sale. Good news for Stage 7, the compliance certificate is in and the plan of subdivision is now with Land Victoria. Should be registered in about a week and with settlement to follow a couple of weeks after that. It feels like it has been a really long wait for this!!!!! Re: Outgoings, we have already had a fencing invoice forwarded to us advising that the amount of the fences will be aded to our ourchase price at handover, but ur block runs down the side of a previous release, so maybe that's why. Am a little concerned after reading this forum about any extras that may pop up, as we weren't aware of anything!! What block are you, maybe we'll be neighbours!! Hope all your building goes smooth, my house should be completed in next 4 weeks. We are on 740, ready to go as soon as the ink is dry on the title. Have had nothing come our way yet, at least that I know of. My "concern" is that per the standard contract, special condition 18 we could be up for share of land taxes, rates etc. Rates won't be a problem, at least I hope not. Been in since Saturday and loving it There is still a lot to do though: stackstone on the portico, side fence, all the rear and side concrete and landscaping galore BUT I am not driving from Mornington to Pearcedale to do the school & kinder runs every day so that is a BIG plus Scott- The painter has been hard at work at your place everyday. Won't be long at all We had no other outgoings bar rear boundary fence and stamp duty. Land Tax is only payable if this is NOT your primary place of residence OR if the value of the land is in excess of $250K. Wish I could find who is next door to shotgun the fence as temp fencing is looking like costing an arm and both legs!! Temp land settlement date booked already 4th November.... Wonder if that slab will be poured now on L710???? Having been watching works on that block very closely and it looks like they are ready to pour despite the fact that none of us had titles!! Would be great if we could find some more of our future neighbours floating around in here somewhere....... 8 40439 I haven’t. But have a Lowe Design home.
