Browse Forums DIY, Home Maintenance & Repair 1 Jul 02, 2022 8:11 pm Hi Folks Our little holiday home/ farm stay's brick veneer wall is coming apart. To be honest its actually been like this for a while, but I'm finally getting my act together to see how it might be fixed? Could anyone share some recommendations please on methods to fix it? Ideally not looking for a fix thats too expensive, as the house overall is a little old. Would I be able to brace it around the corner with a bracket of some sort? Could be slab heave at that corner, even partial subsidence, but you wont know unless you get it properly assessed. Only then will you know what is required in order to fix it. Re: Brick Veneer Wall Repair Options 3Aug 03, 2022 6:35 pm Looks are like corner settlement. Have you repaired or changed the stormwater downpipe ? Re: Brick Veneer Wall Repair Options 6Aug 03, 2022 7:02 pm Most likely you we need underpinning at least the corners. Re: Brick Veneer Wall Repair Options 7Aug 10, 2022 7:13 am Hi All - Sorry for not acknowledging your reply posts - the notifications were going to my SPAM folder. Much appreciate the input. Will look to reach out to a structural engineer to see whats making it drop. Does anyone know the potential methods to fix? I know it might be subject to the actual issue causing it to drop - but is it relatively fixable? - Big Thanks again Re: Brick Veneer Wall Repair Options 8Aug 10, 2022 7:27 am Is it on sodic soil? There is a lot of mould under the eaves, is there pooling after rain? 3in1 Supadiverta. Rainwater Harvesting Best Practice using siphonic drainage. Cleaner Neater Smarter Cheaper Supa Gutter Pumper. Re the soil - its fairly solid, although there is a septic tank in that area of the house/property, so I'm wondering if it might be related somehow. I'll need to head out to the property to have a closer look at the base soil conditions Re: Brick Veneer Wall Repair Options 10Aug 12, 2022 5:23 pm Because it looks like you have had significant foundation movement then your strip footing may be now cracked and more susceptible to future movement. In these cases usually underpinning will support the compromised footing but you do need to find out why it happened in the first place. Underpinnng treats a symptom(foundation movement) but doesn't fix the initial cause(ground movement). I would get a plumber to check your stormwater pipes We used pro clima walls and roof.
