Not necessarily. In that section, a beam can span to the side garage wall to pick up that corner of the first floor. Internally, intermittent pad footings will most likely be required to be installed beneath existing walls to posts/columns/studs which will bear beams above to divide joist spans. I would imagine this will require footing extensions in the critical areas near this beams plus you would have to plan something like another 15 tons of load for your footings and existing framing combined. I think you are correct Alex, but it's not an impossible task as the original poster was told by one of the builders. It's definitely possible. A steel beam could easily fit within the roof profile to pick up that corner, and columns/posts bearing on existing footings. Then, an internal beam to divide FJ loads. Only one pad footing would be required near bed 3, or beam extended to external wall and post/column provided. Real easy. Beams above are purple lines. Floor joists running perpendicular to beams. I would budget $1500-2000 if you do your research. $4,000 worst case if you don't. By that I mean that there are engineers that will charge around $4,000ish but I think you should be able to get it done much cheaper with some research. Start by phoning a company that I have used a few times in Sydney, but they have a Melbourne office called Intrax. Phone Renan Yakoob 0429 500 218. I haven't used him in a couple of years but last time I did his price was reasonable. Also, I think Renan is now Sydney based but he will be able to give you details of his Melbourne colleagues. Alternatively, find a drafting company who has engineers in house in which case you shouldn't spend more than $11,000 for everything.
