I have written to them, and have got a response from the construction coordinator that she will discuss this with the site supervisor and respond back by the end of this week. Hoping to get a response by tomorrow as it is already Thursday today. Maybe these things are normal with builds, and I am just freaking out. But this is my first build and every small thing stresses me, as I have heard/read a lot of stories about how builds can go wrong (in general, regarding other builders work). Regarding delays, I've been told that sometimes it is the contractor/tradie who did not start work on time, some times the materials get delivered late. From site cut to handover, it should ideally taken 8 months at max, and we have already completed 7 months. The only time I can think of Covid-19 being a reason of delay was when we applied for building approval. Our site started in October end, and since then there has been no halts to construction in Melbourne (to my knowledge), not even during lockdowns. Two-storey houses around ours, that started building around the same time are nearing completion or have completed with families living in them. A couple of single-storey houses that started 2 months after ours have also completed. One of the respondents on this thread got their house handed over in 5 months by Omnia. I also came across another Omnia's customer (coincidentally) who's house was handed over 2 months past the contractual date, so I'm not sure what is causing these delays now. When I asked about this during signing contract, I was told that it was because of a site supervisor that no longer works with Omnia now, had stopped working for 2 months due to some personal reasons. Thus all the houses that supervisor was managing were delayed by 2 months. In hindsight, I have doubts about if that was the only reason, as it is hard to digest that a builder would let projects sit for months because the site supervisor was unavailable. It was also mentioned to me that customer was at fault, being an interstate customer, had some "communication gaps". When I spoke with the customer, he had a different story to tell. God knows the truth. All I know is time is money, the earlier they can complete a build, the sooner they can move to the next one. Given the current market, I am sure they have no shortage of work. I decided on a single storey home with lots of upgrades and it came up perfect. During the build , the service was great , easy to contact and they were always helpful. Regarding mold, the builder is engaging specialist for their opinion. I have been told, that places where the timber would be needed to be replaced, they will replace it. Hoping that it all goes well, and all the mold that is present right now is either treated or the wood is replaced. I am awaiting response on some engineering questions related to the slab design. Hi tt3000, Thanks for providing the update. I hope your build goes smoothly. Yup, I feel relaxed after getting a call from them today, that they will engage a specialist. I was worried that if it is not treated properly and drywall is installed, then internally the mold might grow. This thing would have gone unnoticed had I not raised the issue. That's the reason I try to make a visit to the site every now and then. I hope everything gets rectified now, I'll be happy when I see that all those areas have been treated/replaced with fresh wood. After reading your posts, we are thinking about having our own site inspector with us, would you be able to share the contact details of the site inspector that you’ve gone with? Regarding the question if the inspector would allow you to be on site during the inspection, you'll have to confirm this from them before you sign contract with the inspector. My building inspector does allow me to be on-site and answers my questions as well. Cannot stress enough, if you do take services of a building inspector, do inform the builder well in advance. Once the site cut happens, call/email the site supervisor/building coordinator daily until you get to know the date of the concrete pour. Visit the site frequently as well, and the day you see forming structure being put-up, inform your inspector to be on site the next day, as after installation of forming structure concrete is poured the next day. I am so sorry to hear this experience of yours. Did not they start paying you weekly after getting past the practical completion date? The mould issue has finally been taken care of. The site supervisor first treated the affected area with a mould killing chemical, and then applied a special mould resistant paint on those sections of the frame. No sections of the frame were replaced with fresh wood as it was not deemed necessary. In other news: Lock-up stage completed and now starting with the fixing stage. Down-pipes for rain/storm water installed. Internal insulation installed today and (fingers crossed) dry-walls installation starting tomorrow. Still couple months away from getting a handover (my estimations), if there are no more halts to work. Practical completion date coming close, less than 5 weeks left. Have you received building permits? One of my friends is building in Torquay (different builder), his build is getting delayed by 3 months as well. I guess there might be multiple reasons for a delayed start - timber shortage, huge amount of orders on books and impacts of shipping delays. I hope your build starts soon. The site supervisor and managing director of the company (Tela) did take note of items identified by me and the inspector to be fixed. A few of those items have been fixed, and a few are pending. I'm expecting those items to be fixed soon too. I've got an easement at the rear of the lot and the lot also slops upwards, so Tela himself came down to have a look and to suggest me on how should the landscaping be, to keep the landscaping costs to a minimum. I was handed over the keys of the house even before the bank released the final payment to them (got keys on Monday, and bank processed payment on Tuesday). This was, as we were nearing Diwali dates (our biggest festival) and we requested to get access to the house before the festival, so that we could celebrate it in our new house. I am happy that they took my request into consideration. At the end of the build, there were a few credits pending for PCVs and delayed completion, and this morning I received those credits too. In all, the build ran 11 weeks longer than the practical completion date. We love the house, and all efforts put into designing it seem fruitful now. Credit where due - with the dimensions and limitations of my block, a better floor-plan could not have been put together than what Omnia helped us achieve. The space is used in perfect proportions. Having said this, there are areas of improvement too, specifically related to communication. Additionally, I'm not too happy with the tiler too, now that I have moved in, I'm noticing a few alignment issues with tiles that the tiler should have taken care of. The communication with them improved drastically with the site supervisor during the last weeks of the build. The communication in the last 1 week has again suffered, with calls not being returned, maybe they're pretty busy during this time of the year. All in all, this entire build was full of ups and downs for us (emotionally), maybe because this was our first build and we were too stressed. Really happy to have reached this stage. Hi there!
