The only major change is to delete the alfresco and "square" the back so that living space is bigger and more flexible to work with in terms of dining and living arrangements. nomad Have you had a structural engineer look over the plans or a builder yet Summer? Nope! The archi is only concerned with floor plan and meeting council's demands. We are lucky that we are able to build a 2 storey! nomad Just wondering what they might think about the position of the 2nd floor over the ground floor. It looks like a lot of beams will be required to carry the floor joists, some will have to be steel I think particularly over that alfresco area. Some times this can be hard to hide the beams in the roof space just above the outside walls where the heel of the truss sits. Maybe this isn't a problem now if we were to get rid of the alfresco? We have already told the arhci to delete the alfresco off the plan as internal living spaces matters more. nomad If you already have then my apologies just drafting stage is the time to hit potential problems on the head, other than that best of luck for your building. Nomad, thanks for the heads up. I'll be certain to address this as it sounds like the building cost will increase! I did ask our archi - he thinks the cost will come down because per sq have decreased from the 1st draft!
