Stipulating a set 900mm head is amateurish at best. The detention drainage is designed for a 1:100 ARI. A 1:100 ARI has about 50% more intensity than a 1:20 ARI EDIT: Of interest, does your site have an impervious area greater than 70%? Your council requires any residential site with an impervious area exceeding 70% to have an onsite detention system. I don't know if my site is an impervious area or not, but only my block ( out of 6 blocks ) required that detention system. I was asking them why I had to have that system and the answer was, that is requirement for my house to be built after the hydraulic check by builder engineer. They gave me only 7 days to accept that variation or my build would be delayed. I chose to signed, didn't want the build to be more delayed. Absolutely it should be credited back Re: Who else is building with Eden Brae? 15453Jan 09, 2020 4:53 pm SaveH2O I can't advise on NSW plumbing regulatory practices but you should check with the Department of Fair Trading to see whether a compliance certificate needed to be issued for the water tank's installation and if so, whether one was and what is stated as having been done. I take it that you did not use a building consultant to do stage inspections including PCI. You have been treated with disrespect by not having the tanks operation and maintenance requirements explained to you. You have not had first flush diverters fitted despite the notation on the hydraulic design document but I very much doubt whether they are a mandatory requirement in your area in any case. I previously noted however that the hydraulic engineer has stated that first flush diverters are required by L.G.A. but I have also noted that the hydraulic engineer's diagram depicts the infeed system installed. Do you know what L.G.A. is? Anyone who thinks that the infeed system installed also qualifies as a first flush diverter has no understanding about rainwater harvesting systems or what first flush even is. You need to check and clean the removable mesh inside the top of the wet systems vertical risers. You need to check and clean the mesh on the overflow pipes and the lower detention orifice outlets. You can access your council's Stormwater Management Plan in the link below. Your contract will state the pump make and model plus the mains water switching device make and model. It looks like they intended fitting a Davey RainBank Evolution Mkll to the top of the tank. See video below. https://www.youtube.com/watch?v=e1pxw8gTBKw NOTE: Make sure that if the submersible pump draws water from the bottom (see one of my earlier photos), it is not placed on the tank's floor as depicted in the above video! If it is, it will vacuum sediment, deliver poor quality water and reduce the pump's life. The ffilters fitted to the RainBank Evolution Mkll (post pump) are a positive step but if a rainwater harvesting system is properly set up, filters should only be a safe guard and not the bandaid that most are. I don't recommend using RainBanks but it is your neatest option with your plumbing and tank position.and you might get lucky with longevity. As far as the detention system goes, it is operational and would satisfy the council's requirements. Also check to see whether there is a balance line fitted between the two tanks. It should be about 100mm above the ground. You also need to measure the distance between the tank's protruding pipe work and the fence to see if it complies with the minimum 450mm setback requirement. your right SaveH2O . Got an email that they are about to install a Kingspan water evolution MK3, and saying this is the best option. Otherwise, they have to dig and cut the concrete to install the pump on the ground which will take much of my space .
