They are provisional sums or at best estimates? There is no need for PSs if you have the engineering to start with and builders will reprice everything from scratch once engineering and selections are finalised and check their profit margins. The kicker is by that time you are entrenched and have committed $60k (Design fees, DA, Builders fee,etc) and unlikely to pull out and the builder and broker knows it markfromperth ..... just so you get to DA and the tender stage. Nobody does this on $million+ Builds? There was a 30% variance from the cheapest to the most expensive. It was the 3 that were similar (within 5% of each other). We have a pretty detailed break up of each quote already, but not down to the material level. Going into this I had no experience of the process to build, but have learnt a lot along the way (and still a lot more to go). Would probably do things differently if I had my time around again but am still happy with the journey so far. The building broker is definitely sales-driven and will say anything to make you believe the dream when the reality is a bit different. I'm not surprised though. Hi mate Would you recommend going through a building broker ? What experience have you had this far.with actually dealing with them (setting aside the issues with selectibg a builder)? Did the broker have an in-house designer, or did you bring designs to the broker? I think is considerable, but the theory is you would make those savings on the tender. In my specific case, I'm not sure if that is the case, but I guess I'll never know. Having them there to giving objective advice on the build has given me relative peace of mind that I'm not being completely ripped off. In hindsight it would have been better to pay the reverse 1% +4% for working drawings Working drawings and engineering are much more important on site than coloured (elevations) renderings/images without data which stands to reason Instead they front loaded payment making it less likely for battlers and punters to pull out markfromperth At the moment, e-mails are answered quickly and phone calls are responded to promptly, but I know as soon as I sign that building contract, even though they said they'll be there to assist with issues, I know it will be a different story. Then I suggest your broker arrange for the complete engineering, bring forward the final pricing, before you select/sign the builder/contract. The double whammy is when clients cop the final price increase & worse is when they leave something out ,etc, during the build in which case you'll need an independent engineer to check the Cds, structure, Quants , site inspections & if need be an expert court witness. Or am I naive and this is already the standard practice.? Do Builders give clients material, cost, profit breakdowns..? From what I have read online, Trendsetter Homes seem good. They have good reviews and testimonials. Although I know these are easy to fake, most home builders probably do. A friend of mine chose Trendsetter Homes as their home builder. They recommended, but I'm not sure if it is within my price range. Trendsetter appears to be transparent when it comes to costs. Most Perth home builders say similar things though. I visited a Trendsetter Display Home and have my heart set on them. Any help would be much appreciated.
