Browse Forums Building A New House Re: Layout planning 22Apr 17, 2019 10:44 pm As people have said, at the end of the day, it's what suits you personally. But if it was my house, I would consider: 1. Whether the laundry should be sandwiched between two bedrooms. The laundry is quite often the noisiest room in the house with the washer and the dryer, and the occupants of bedroom 2 and 3 won't thank you for using it when they're trying to sleep. 2. Do you really need TWO TV rooms back to back? How often are you expecting to have two different groups of people wanting to watch something on TV at the same time? The way technology is heading, people are watching things more and more on their mobile or personal device anyway, or will have a monitor or PC in their bedroom to watch stuff that no-one else wants to watch. Having two TV rooms seems a bit of a waste of space, especially when space seems to be at a premium on your plot. Re: Layout planning 24Apr 19, 2019 10:55 pm Hi Pradipta, I just had a fun photoshop go at your plans to see if this will assist you to make decisions, noting some compromises. The intent is to create a more efficient layout without changing too much of your original brief. - Kitchen have been shifted right/down to the dead space in the middle of the floor plan, cabinet layout re adjusted with longer island and manage to add a hidden away WIP/butler's pantry. - The orientation of the block will not be kind to provide you sufficient daylight in the middle of the layout, suggest a row of skylights above the kitchen island. - Bathroom relocated to between B3/B4 for a window , an important essential not to compromise with. The bathroom width here will be slightly less but can be taken off from the shower and vanity widths. - Laundry relocated near the garage to improve kitchen/ B1 layout. However, it is a compromise to exit via garage but if the original laundry to have a sliding door for access, I would avoid large amount of glass due to the western sun. Alternatively, you can choose to swap Laundry and WIP. - All bedroom sizes maintained. B1 room rotated 90 degrees and in doing so + kitchen shift, managed to squeeze in a walk in wardrobe approx. 1.5m wide. Shelf and rail would only work here, no doors. - Ensuite rotated and combined with WC, window in shower can now be avoided. The back-2-back lounges will still work, suggest some feature wall openings either side of the TV unit to create seamless integration Add plantation shutters if privacy is required. All the best!! I think you have made brilliant changes. The laundry now can also be used as a mud room. The kitchen looks modern and functional. The service area cavity (from where entry to bed and bath) has been minimalized saving space (this would have otherwise ended up as the gloomiest part of the house). Your changes also give room for further fine-tuning scope! great effort! Re: Layout planning 26Apr 22, 2019 2:02 pm Thanks all for continuing to provide useful inputs, but the biggest thanks to you HaminZa for the extraordinary effort of actually modifying the plan graphically. I'm so glad I came here for advice. Sorry for the delay in responding, as some work engagement had dragged me off internet for a while. For saving some effort, I'll try to respond to you all in this common reply. 1) HaminZa's plan seems to tick all the boxes. I'll take it to my builder. 2) The builder rep helping me with the layout so far was not that good with it. I've now got a senior person assigned to my job. 3) I really need two TV rooms as kids always want their own TV, and we'd rather have them watch that than something with a full internet access. Plus it can also work as a formal lounge for times when the rest of the house is messed up by my 2 year old. 4) I can't go double storey due to budget constraints. Meanwhile the new rep had done his first layout, which I'm attaching below. It's far better than the previous ones, but would still need some honing. All your inputs so far would help with that. But a few points to consider: There isn't much pantry space in your kitchen of that size. What's the alcove on the opposite side of the kitchen backing the WIL used for? Perhaps put some kitchen pantry space and doors there? Your kitchen island is currently around 90cm deep. I'm assuming you're not going to use it as a breakfast bar and put bar stools on the other side, because if that's the plan you'll need to increase the depth a bit. You wardrobes are around 150-160cm wide and 45cm deep. I'd try to increase the width a bit (there's still a bit of space to the door) and increase the depth so that the sliding doors don't hit your clothes on the hangers as they open and close. And are you sure you'll need that "naughty corner" study nook in front of the WIL?
