Our master plans were received just prior to Christmas. They were suppose to be sent at the end of November but just before Christmas I received a letter from our council stating our plans had been submitted.... strange considering I hadn't received them. I rang statesman and they re sent them and the letter was dated 26/11..... so unsure whether they were lost in the mail or whether someone forgot to send them to us I like the adelaide that was my second choice.... I love all the walk in robes But the Leabrook is more practical for us. Re: Building with Statesman? So how long after that did it take them to do the engineers report? How far out where your footings costs to what they allowed? Yeah Hubby loves all the walk in robes also. I am not so sold on them myself. I think you could get more draw space from sliding door/inbuilt robes, and also get more space in the room. Re: Building with Statesman? Would you be my pacing partner? 6Mar 06, 2009 8:21 pm Normally you do have to sign off but they some how skipped that stage....luckily there was nothing structurally that they had forgotten to do so it worked out ok in the end.
We also got the engineers report just before Christmas so that would have been about 3-4 weeks after the plans were 'first' issued. They estimated $29000 for our footings but they came in at $20089. But then they added excess soil removal which I think was about $1500 and then due to the wind speed they added $600 so all up came to about $22000 which I was very happy with How much have they allowed for yours? We had a few builders that we where getting quotes from. One builder claimed to have sent an engineer out to our block to have a look and he said the footings would be about $15000. Mind you a week later when we told that sales consultant that we weren't going to build with them she said that the footings where really going to cost $24000 and they had taken the price down for us. So glad we didn't decide to build with them. So we are hoping it will be about $20000 Re: Building with Statesman? Would you be my pacing partner? 8Mar 06, 2009 8:54 pm Well they are similar sizes houses so as long as there is nothing wrong with your soil then hopefully they'll be the same as ours if not less.
We had some fill on our land which was only 300mm deep so we had to get a certificate of compaction for the fill which also helped bring our costs down a bit. Re: Building with Statesman? We put the pressure on them for our paperwork and strange enough it worked.
We are waiting for our master plans and engineers report. We are also building in freeling. Our land settlement was on Monday, but as we didn't have the paperwork from Statesman the bank wasn't going to settle. After many frantic phone calls to the Client Liason officer we got a letter that stated the engineers report would be done in 3 weeks, so the vendor pushed the settlement back to the end of the month. As part of this process the Client Liason person emailed me the master plans. They where dated as being completed 10 days earlier !!! So waiting on the Enginners report now. Just debating if we will get Statesman to supply the Glass splashback or we will supply it ourselves. Apparently our plans have been sent to council so waiting for all that to come through at the moment. This is the first time we have built a house and it all seems so daunting. Can anyone let us know the general process that goes on from here. The salesman has told us that we will have to get our house demolished in approx. 4 months time. What happens during the 4 months? We know that we have to arrange for the house to be demolished, which I gather means that we have to approach council and get approval for that. We would really appreciate some guidance on what to expect and when to expect it. Hope someone can help. Once you sign the contract you normally receive the master plans approx 8 weeks later and then the footings about 2 weeks after that. You can then book in to do your colour selections...... they send you a book of selections to look through to prepare you for the day that you will probably go through 1000 times At this point they should have sent your plans to council for approval. Some councils are really quick and I've heard others are really slow. Once you've got the approval as long as all your paperwork is done and your finance finalised they issue you with an 'ok to start' date. In regards to demolishing the house I have never done that before so can't provide any assistance. We signed on the 25th Jan Signed contract back from Statesman on the 19th Feb (had to push for this) Master plans received around mid March Footings report mid april Selections just done Apparently our plans have been sent to council (received a letter from the builder) so waiting know for the OK from them. We have done things slightly different as we have already got unconditional finance approval. as we funding the selections ourselves. When speaking to a colour selection person at Statesman they told me that the splashback would be minimum $500sqm with extra for cuts. I went across the road and got a quote from a splashback place and he told me $400sqm and $30 for every powerpoint they have to cut out. So they arn't that much more expensive, depending on your situation and your budget it might just be best to get them to put it in. It is going to be a monumental task as we have 20 years worth of stuff accumulated. At least we have a huge shed, in which the majority of our stuff will be stored. Our living arrangements will be at the mother-in-laws house (and living in our caravan), at least she has a big house and we will be using her spare room as a lounge and we have our own bathroom. We signed on the 25th of Jan also. We havn't even gotten our engineers report, we only got our master plans two weeks ago!. As stated we are pushing them to get the engineers report done so we can get our loan finalised. It has been two weeks, so I emailed them and asked how it was going. Quote: Thank you for your email. I have followed up with our council department regarding the receipt of your engineer construction footing report and have been advised that is due to be received by us in approximately 2 weeks. Once this has been received it will then be costed and variations completed. Once this has been done it will be posted out to you. I was like WTF!!!!! We don't have two weeks, I rang and told her that we only had until the 28th of May at the absolute latest so as to give the bank time to do there thing. I am sooooo angry with them, sooooooo angry. Our sales consultant said 3 weeks master plan, 3 weeks footings report. It's been 3 months!! I was talking to another builder at the display village, he said that they use the same engineers as Statesman and that they have been getting there footings reports done in a few days, because the engineers are getting paid pennies they have been putting Statesman reports to the bottom of the pile!! I agree with the other posters that the admin side of statesman is really slow. We would get letters dated 2 weeks prior! We didnt even ever get our footings report in the mail we ended up getting it at selections after we got a letter saying why hadnt we booked in yet (duhhh cos you havent sent me the report). We did have a long Christmas break in that time i think it was about 4-6 weeks. I dont have all my paperwork here at the moment but here is my rough timeline: Building Contract Signed: 12/11/08 Building Contract Signed by builder: 27/02/09 Colour Selections: 24/3/09 Final Council Approval: 31/4/09 Finance Approval: 1/5/09 - This was our fault it took so long OK to start date: 1/5/09 Slab cut and trenches dug: 8/5/09 Plastic Plumbing, Mesh: 13/5/09 Cement Poured: 14/5/09 So it only took 2 weeks from the OK to start date to the slab being finished. Instead of 4-6 weeks. We are expecting our bricks and framework to be delivered 1/6/09, 2 weeks after for the slab to cure. As for our footings cost, we budgeted $17,000 but we had the soil/slope report done beforehand ($500 of our own money) they came in about right although we havent got our bill yet, expect it this week. They did however decide to charge us an extra $1000 for rock digging.
