I agree our valuer was way off and not using current "sold" prices in comparison, or if he was - he then took off 10% - right of the top the cheeky bugga! Have you asked Nava to shrink it a bit smaller so it'll fit the budget?!? I still think $210k for a 30SQ home with everything included is very reasonable. Otherwise you can stick with the original size with the floor plan, just squeeze the bedrooms in smaller size. Then that's within $190k, isn't it? I'm sure there are plenty of 25 square homes that suit your needs, but there's no guarantee that a smaller house still won't be valued at less than the cost to build.
A lot of forum members have had problems with valuations over recent months, and most have managed to get what they want in the end through a different bank. If you're going through a broker, surely he/she should be doing the leg work for you in finding the right finance provider for your needs. It seems odd that the house would be the sticking point with the valuation. I can understand the land dropping in value since you signed your contract. I hope you find a solution, whichever way you go. I know exactly where you're coming from but PD will alter the layout on some plans eg. Our Francis 29 will have the alfresco where the rumpus room is shown on the plans right at the back corner of the house. Check out BOUTIQUE HOMES......... www.boutiquehomes.com.au They have 2 homes that might suit your needs and under $160K The houses are The Resort 2600 and Lattitude 2400 They have 4 bedrooms, bathroom with seperate toilet, two living areas and outdoor living area under the main roof. The elevation you see is what you get.
