Browse Forums Buying Land Re: Halcyon Rise - Box Hill Lj Hooker 68Mar 03, 2017 9:56 pm Hi Erika, thanks for the update Am ok with the the change if the clause is not deleted after the exchange but this issue is prior to the exchange and am worried if it is 11 now it could be even less after the change. But as Edy stated it is 13 so am hoping that my solicitor states the same. Regards Re: Halcyon Rise - Box Hill Lj Hooker 70Mar 03, 2017 10:16 pm Hope so. Cheers And how about creating the WhatsApp group to make these discussions more quicker and easy. As we move along the phases more people can join in. What say as per someone's idea before. Re: Halcyon Rise - Box Hill Lj Hooker 72Mar 13, 2017 6:29 pm Hi guys, Just noticed this forum, we purchased our block I think sept/oct 2016. At the time it was lot 83, now I believe it is 203. I wasn't aware that lot sizes had altered though. From what I can see ours is the same size and I'm hoping it hasn't changed as we have already purchased a house with Eden Brae based on the original lot sizes we were provided. I have been told by LGhooker sales office that land should start developing around April and they anticipate stage 1 and 2 to be completed by the end of the year so fingers crossed for all of us It's great to see a little community coming together. Re: Halcyon Rise - Box Hill Lj Hooker 73Mar 13, 2017 6:37 pm Hi Trj Welcome to the community. My solicitor stated about the clause that land size can be altered upto 5% when the blocks are developed so it is allowable I beleive under the contract law. Anyways hope nothing changes and we all get a chance to meet once the site is ready. Re: Halcyon Rise - Box Hill Lj Hooker 75Mar 14, 2017 3:02 am Hi guys, It's nice to see more people getting together in this forum. We have purchased lot 204 (previously lot 84). With regards to registration, I've spoken to one of the guys at LJ hooker and they said they are pushing for registration before the end of the year. All the paperwork has been submitted to council and if everything is clear, they will start development which will take roughly 6 months. Re: Halcyon Rise - Box Hill Lj Hooker 79Mar 23, 2017 4:22 pm Hi all, been a while since I've been on - nice to see progress since. The info I got is the following: DA has been "pre-approved" - just waiting on the engineers to draw up those individual stage drawings that Edy_Jab mentioned. So final approval will be anytime, although pre-approval is still significant as it means no further changes to the plan will be made *sigh of relief* April is when they will start to kick the residents out, stage by stage. If any of you managed to split your deposit into two 5% payments like we did, then this is why the second payment is due on 31st of March... because after that they kick everyone out. I suspect this is when the banks will give the developers money to start the heavy lifting. I was advised to allow 8 months for the build. As such I doubt they will complete earlier than Jan 2018, but I think Mar 2018 is more realistic as there are always delays... @ talk2us... Hi! We are practically going to be neighbours! Lot 229 As for the actual home... MDJ have progressed us to their "colour" appointments. i.e. internal fitout and colour scheme... anyone else building with MDJ and going through this? My wife and I were left incredibly disappointed. The "standard" fittings are almost substandard and the upgrades are ridiculously expensive... I am going to see what I get them not to install and I will source it myself I think... $17k to upgrade the kitchen cabinets! Ridic. Ideally would like to get some money off the quote and get better value for money. Anyone else in a similar scenario?
