If it's rental, in a regional area, are you going to add $100k to the value of the property if you spend it? If not, you're in overcapitalisation territory. We also have a property in regional Vic, purchased for $73k a few years back. We recently spent ~$6k on carpet, lino, paint etc and increased the rent from $145 or $150 to $180 per week, but anything more in terms of spend and the rent increase would be a case of diminishing returns. We still have a couple of other things to do, but we'll top out at about 10k I think. I wouldn't think about spending 100k on a 100k property in regional vic. You just won't get the return. Restump, not enough info and i have only done raises, but this seems low. deck $10k - what about a cover on the deck and/or a garage? no roof/fence costs. Bath will definetly be a bit more than $6k.
