What about asbestos removal costs? - that is really expensive. New hot water system? New air con/heating? We renovated our place for about $120,000 but we did a lot of it ourselves. Plus we were "lucky" to get hit by a bad hail storm and got a new roof, new air con, new solar hot water system, timber floors sanded and polished, and a lot of plastering and painting under insurance. That was $95,000 worth. In saying that, our house is 4 bedroom 3 bathroom and we did it to a very high spec. I guess you have to ask yourself what you might be able to sell it for, then work backwards from there. Even if you renovate it, it's still going to be a small fibro shack essentially. Building a new house will cost about $1,000 - 1500/m2 for an entry-level build, so depending on how big it is, $150,000 might be a little bit optimistic. I'd say more like $250,000 - $300,000 for a house that would adequately compliment a large block in a nice area. Is possible in Vic (Golden Age Homes, Moving Views, etc), but by the time you do that with cost of removal, connections, trying to find a bank that will lend on it before finalised (occupancy certificate), council guarantee fee, would imagine it will be in ballpark of a new build with a project builder? Going off on a tangent here, anyone know lenders for removal homes in Vic that will finance? By contrast it's pretty easy to shift a Queenslander - basically a big timber box on stumps... If it's rental, in a regional area, are you going to add $100k to the value of the property if you spend it? If not, you're in overcapitalisation territory. We also have a property in regional Vic, purchased for $73k a few years back. We recently spent ~$6k on carpet, lino, paint etc and increased the rent from $145 or $150 to $180 per week, but anything more in terms of spend and the rent increase would be a case of diminishing returns. We still have a couple of other things to do, but we'll top out at about 10k I think. I wouldn't think about spending 100k on a 100k property in regional vic. You just won't get the return. Restump, not enough info and i have only done raises, but this seems low. deck $10k - what about a cover on the deck and/or a garage? no roof/fence costs. Bath will definetly be a bit more than $6k.
