It's always hard to back down, when everything is just a little bit more. Really need to draw a line somewhere, this was the first big hit I wasn't expecting. We were very close to choosing cheaper titles and not do floor to ceiling tiling in the bathrooms, would have saved us an easy $15k. Damn these decisions are tough. I did add a few junction boxes. Which can be used for what ever in the future I guess. Better to be safe than sorry! Re: KDR Metricon Liberty - Hampshire 45 QLD 24Aug 23, 2016 11:08 am Quirmeball1280 project.forty4 Yep - tiles and electricals are a killer!! I was wrecked after ours. Wait till you do kitchen and internals Dulie.. that Caesarstone costs an arm and a leg Damn, can't wait lol. We have ours selections next week. What sort of money are we talking? Really hope it doesn't go overboard. My guestimations.... $10k Caesarstone is that enough? $10k Stacker Door upgrades $6k Stair upgrades $4k Sinks and mixers $5k Appliance upgrades Is there anything else big i'm missing? I think tiles to the ceiling in the wet areas will look very nice and is worth it If you can, try to rebate the wet areas on your ground floor if it doesn't cost too much Metricon Liberty 45 in Ryde NSW viewtopic.php?t=82846 Build thread: Metricon Liberty 45 in Ryde, NSW Re: KDR Metricon Liberty - Hampshire 45 QLD 26Aug 23, 2016 11:57 am dulie Quirmeball1280 project.forty4 Yep - tiles and electricals are a killer!! Our Ceasarstone and appliance upgrade was included in our package, so I'm not sure what $$ you could be looking at? The only cost we incurred was upgrading the laundry bench from laminate to stone (20mm) and that was $800 up to 2m long. I found stacker door upgrades fairly reasonable, but I'm not sure if that's a NSW thing. For example we changed a standard sliding door to a stacker (3500mm wide) and it was only $600. Changing a window to a stacker door was only $1,000. Also check if you can rebate the stacker doors in to the slab. Then you won't have to step over the track. I remembered this before our final sign off and it was only about $100 per opening. What stair upgrade are you looking at? We had glass balustrade quoted at $12K!!! We did wall mounted vanities in the bathrooms for an extra $200 (I think). Also there is an extra cost if you upgrade from standard matt finish laminate (that can add up) as well as changing any cupboards to drawers. Re: KDR Metricon Liberty - Hampshire 45 QLD 27Aug 23, 2016 1:04 pm Oh don't get me started on the stairs.. The glass ones we wanted came out at $14k so we ended up just getting the normal ones with steel balustrades and zig zag capping, still costs $2k+.. It was great to see actual pics of them as there's nothing around to give you an idea of what it will look like Re: KDR Metricon Liberty - Hampshire 45 QLD 29Aug 23, 2016 2:16 pm Great suggestions guys, I'll write it all down and bring them with me. Yeah no glass for stairs, way too expensive. I just want real wood treads and hand rail. My plans already have Stacker Doors. But I want to nice looking ones that they have in display homes, I've been told they cost similar to Bi-Folds. Re: KDR Metricon Liberty - Hampshire 45 QLD 30Aug 23, 2016 2:30 pm Yes - they'll set you back a bit. I think having the corner support removed adds the $$ too. It's so hard to know where to draw the line with upgrades! Re: KDR Metricon Liberty - Hampshire 45 QLD 31Aug 23, 2016 10:32 pm Looking good Dulie. Floor plan looks similar to mine. I'm jealous of your triple car garage. I had a rude shock when i saw the tiling 'upgrade' price on the computer screen as well. Yeah, and if you get fly-screens for the stacker doors, they are at additional cost Metricon Liberty 45 in Ryde NSW viewtopic.php?t=82846 Build thread: Metricon Liberty 45 in Ryde, NSW Re: KDR Metricon Liberty - Hampshire 45 QLD 34Aug 24, 2016 10:56 am vuster Looking good Dulie. Love your house vuster, I'm jealous of everything, but yeah having a triple garage makes me feel a little better lol. And yeah all pricing so far has fallin within my expectations, only the title prices caught me by surprise. Quirmeball1280 Yeah, and if you get fly-screens for the stacker doors, they are at additional cost Yup, still not sure on fly-screens yet. 50/50 atm, I have till Monday to decide. project.forty4 Yes - they'll set you back a bit. I think having the corner support removed adds the $$ too. It's so hard to know where to draw the line with upgrades! Corner support was $5k to remove. Still awaiting on final price of doors cause they said something like can't go wider than 3m, but i'm wanting 4m wide doors. They reckon they working to get it engineered atm. HAL I haven't seen flyscreens to stacker doors before , have you got a picture to share please? Thanks Re: KDR Metricon Liberty - Hampshire 45 QLD 36Aug 24, 2016 3:44 pm HAL Thanks for the picture , is this fly screen expensive to add on? I have no idea. I have selections this coming Monday, so I'll see if i can come back with some pricing. Re: KDR Metricon Liberty - Hampshire 45 QLD 37Aug 25, 2016 8:51 am I think the fly screens we are getting with our aluminium stacker doors are just sliding doors, not as elaborate as those They cost around $1,500 in NSW for 2 (1 for the Family Room and the other for the Dining Room - we didn't remove the column between the 2 rooms). They might be nicer if you get wooden stacker doors? They might be nicer if you get wooden stacker doors? $1500 for 2 isn't too bad I guess, then again all these things are adding up quickly! Vantage_35 $32k for tiles! Is that on top of the base price? Are tiles not part of the inclusions for the Hampshire? Yes price is on top of base price, but it's only because we upgraded, explanation below. Titles are only included in the wet areas standard. And they are only the 400x400 plain titles. So if you go bigger, and change them to a fancier tile you have to pay for upgrades, I think it was around $3k in my case for the wet area upgrades. Then there's the main flooring which set us back $17k. Then we wanted floor to ceiling tiling in all bathrooms, that cost us $12k (3 bathrooms and 1 powder room, we didn't do the other 3 toilets). As you can see, it's so easy to go overboard. Re: KDR Metricon Liberty - Hampshire 45 QLD 40Aug 25, 2016 1:17 pm Our house is 52 meter square..we opted tiles and carpet package for $6000.. We increased the downstairs area so m charged $2000 more to provide tiles bec of increased area..our main ensuite we are getting tiles floor to ceiling as promotion and ensuite 5 we hav added tiles in contract.. M charged $2200 for basic tiles to ensuite 5 in contract. We went to studio M for tiles selections.. Our damage was $12500 for upgrading the tiles 600*600 for main area, laundry , main ensuite and ensuite 5. We hav added 450*450 tiles in other 3 ensuites.. M charged total $3500 for other 3 ensuites.. Don't know in contract they charged $2200 for one ensuite in contract..but in studio m they charged $3500 for 3 ensuites.. The biggest challenge will be if you take out a loan and then run out of money - you'll have an incomplete security and lenders do not like this so you can get stuck.… 2 20025 Hi, I am looking into doing a KDR in Melbourne and am contemplating using Kialla Homes. I am looking for feedback on them from others who have built with them. 0 14199 |
