Browse Forums Building A New House 1 Apr 18, 2016 1:43 pm hi I'm building a new house this year in the south east Melbourne region. Originally i was thinking to custom build a house. I went to some display homes to get a idea of what i like and found a couple of examples of what i like. I like the look of the french provincial style homes. The reason why i wanted to custom build a house is that so i can have for me and my family something that i can say i chose this or that to make it look how i want. I found a couple of designs in the display homes are almost exactly what i wanted. the layout of the house and the facades where just what i was wanting. i thought wouldn't it be a good idea to get one of them and change something about it just a minor thing the shape of a window at the back of the house so as i sit there i can think of how something on the house is different to the others. When asked if i can change the 1 thing on the house such as the arch in a window or make it a different shape round or a triangle i was told no. I told them if i just changed 1 thing and paid for it and it was at the back of the house but was given no by all the companies metricon carlisle etc. No reason was given just the standard they wouldn't like it so im here to ask what are the reasons? it almost feels like its not even your house if you cant even alter a window? its like your paying for the house and its there house? do i have to custom build just to change the shape of a window? house styles i like: https://www.google.com.au/search?q=wave ... provincial Re: why dont major building companies let you alter anything 2Apr 18, 2016 1:57 pm Wow really? Of course as mentioned costs but we are almost at stage of finalising plans and LOVE the design.. Have u tried Burbank? Anne from the new tullallian estate Burbank display has been helping us she's great. Apparently she's the longest serving sales person for Burbank in vic. Having said that I suppose if you read my thread you can see the risks that may sometimes occur if you do significant changes with a volume builder who doesn't have a lot of 'custom' work or doesn't have good internal processes set up to ensure they can deal with it. I wanted a round window because its rare on houses. Maybe so rare that is not even possible to get one unless i custom build. one of the responses : Unfortunately none of the suppliers we deal with have any round windows as part of their range, and we cannot use anything supplied by customers because of the warranty implications. this company has round windows http://www.highcraftwindows.com.au/ So if the company doesn't supply the shape i like i have to custom build? I can understand their POV, but i think it goes further than that. Framing and brickwork would be more fiddly to accommodate a round window, and it's likely they don't even know if their trades are any good at this, since it's not a standard feature. To them it's just something they don't want any responsibility for because it's not something they normally do. I think your best option is to do it after handover, then it's not the builder's problem (because I definitely think they see it as a potential for problems and that's why they won't do it) Re: why dont major building companies let you alter anything 15Apr 18, 2016 7:19 pm Project builder = limitations for a number of reasons and the price reflects that. Custom build = whatever you want and the price often reflects that. You can have what you want, but not with this particular builder. Many people who build with a project builder have to let go of something because it's not something they're willing to do. I'm gonna change the square window into a round after handover. Not changing companies as i like the size of rooms, layout, facade just the way it is and not going custom as its already how i wanted it. I had the layout of my custom house before i started going to displays and its exactly the same.. a 2 storey house with a master suite on the bottom floor balcony at the front and back of the house etc. so saves me time and money using a project building company. The symbol that i had apart in something to do with the house that makes it diff will be a circle window right in the middle of the house top floor back of the house.
