My thoughts were to add everything we want into the initial tender taking into account what we feel we can afford and see what the bank says. Then we can alter it if they feel the valuation doesn't cover the costs. The additional things would be things like landscaping and fencing. My question is will the bank allow us to alter the quote fairly easily or is it best to get it all 100% correct the first time. To submit to the bank do we need to sign contract with the builder first? Basically we know what we can afford just unsure about what the bank (CBA) feel is suitable to include. Any advice on how we work this out would be appreciated. Re: Altering builder contract/tender if not approved 2Feb 15, 2016 9:36 pm If you are including fencing and turfing etc in your contract then the builder has to fulfil these. If it's just your tender that you are submitting and you are 'filling it up' a bit to see if you can borrow for these allowances on top of construction and the bank approves for this amount the builder will have to remove these for the actual contract and you'll need to engage a fencer etc for quotes then to submit to lender separately...if it's in the final contract that the builder is providing these then they'll have to provide them as per the terms...hope that all makes sense!
