Wondering if you can advise with the wall tiling in your ensuite and bathrooms. Were they standard, as in, the wall tiling to the ceiling? Also wondering if you find the stairwell dark? Did you include the wall lighting at the stair treads like in most of the displays? Are they expensive? We are considering building the Sahara Q1. Thanks!! Welcome to Sahara Club ![]() Where about are you planning to build? We have standard wall tiles in bathrooms and they aren't up to ceiling. If you want wall tiles to go all the way to ceiling, that's an upgrade. Cost would be house dependent. Also pls keep in mind if you will upgrade wall tiles to higher category that will add up too. We never found stairs to be dark. We only have one standard baton light in staircase which is generally stays on till we all go to bed. This light has double switch, can be operated from either end. Those extra lights in staircase were close to $150 each. If you like them, pls check cost with your sales person. Sorry for that but this is the perfect platform for comments. Our amendments to the Mercer Q2 plan was approved with larger size bed rooms. The stand alone bath in the ensuite was replaced with a normal tiled bath and the location was changed. Today we signed the final quote and new colour appointment dates are Sep. 02nd and tender on Sept. 17th. We are planning to make a few changes in the ensuite and guest layout, as well as some changes to the rumpus. We are adding boutique sliders instead of the standard alfresco doors and going with full wooden treads in the stairs. We have put down the initial deposit already. We are not sure what facade to pick though - I like the piermont but I think the wood around the balcony will be a pain to maintain. The other facades with balconies are a bit too expensive but we need to have a large portico as per the Estate guidelines. I really like the colours you've chosen for your facade. Did you increase the ceiling heights on each level? Or the alfresco sliders to 2400mm? Did you change any of the standard windows? Did you fit out the butlers? Actually we were planning on building with Mainvue and did the intro to Cosham but decided to move away, so glad we found the Sahara. We are building in the new estates above Craigieburn. That's pretty good that you have decided on lot of changes to accommodate your requirements. You shouldn't be far from us neighbor We didn't increase ceiling height, found it high enough for us. Butler pantry was fit out as per Aston display. You should be able to find pic in this thread. It was around $1350. We have standard height timber sliders. We would have loved to have Piermont facade, but budget restricted us. One used good quality product that wood would be fine for 3 years at least. Henley facades are very expensive. Don't think there is any secret formula it all depends on your negotiation skill with sales person. Sales table is the best place to negotiate. Also try to go in parallel with at least two different builders for similar kind of house. This will help you to understand their tricks with inclusions and extras.Most of sales people would negotiate if you are dead serious to sign and that's your best time to negotiate. But take everything in writing or it never discussed. I won't suggest to wait for tender to get any discounts. It would be too late. Plus in tender always expect total cost to go up by minimum $10k due to different surprises (council, developer, energy rating, site cost requirements). I'm not allowed to post photos. I used all material from Bradford range (bunnings). It's not expensive and easy DIY. But I hinted it a few times and she doesn't want to budge. We have got a quote from another builder. Might have to try and do it in person instead of over the phone and say that we will pay next payment if we can talk about price. Any indication of how much you reduce or got included?
