Browse Forums Building A New House Re: Aurora Estate - Alex Avenue - Schofields 147May 23, 2015 8:29 am Hi all, I decided to check directly with Neala (Solicitor at Rawson) and she has confirmed that stage 2 and 3 are now registered and we'll receive instructions on Monday re: settlement. Neala is amazing - it was quite late when I emailed her and her first response was that it wasn't ready earlier in the day but she'd check again. Her second response was very early this morning to say it was registered! I'm not sure that she ever stops working! So..... Congratulations everyone, we are now just a couple of weeks away from settlement on our land and hopefully not too far away from seeing some action happening on the blocks!! This is Neala's response... "Yes your stage plan has now registered (as well as stage 3). Notifications will be sent to your solicitor on Monday. Settlement falls due on June 9th as the Monday is a public holiday." Re: Aurora Estate - Alex Avenue - Schofields 148May 23, 2015 9:18 am Yea, I have received the same email from Neala this morning. I always had a good impression about her from the moment I have met her and all my silly questions, she was always prompt with her replies. I believe construction start will be some time in July. Although, I am wondering in what sequence they will start the multiple constructions... Re: Aurora Estate - Alex Avenue - Schofields 149May 25, 2015 9:17 am WOW!!!! This is excellent news. Great start to the week! We went past the estate on Sunday morning, and the gate was open wide enough for us to drive through, so we were actually able to drive around the estate, which was very cool. I hope they eventually extend Beacon street to Hambledon Road, because that will make it easier for us to enter and exit the estate. By the way, did you all receive the email from Rawson regarding release of the final stage of the Aurora Estate? It gets released on 30th May. They sub-divided all of the corner lots into two. Interesting! Re: Aurora Estate - Alex Avenue - Schofields 150May 25, 2015 11:03 am Hi All I just received a call from my solicitor and the land is now registered and ready to be settled. we are waiting for the paper work from the bank and also confirmation on when i can settle. Re: Aurora Estate - Alex Avenue - Schofields 153May 28, 2015 8:33 pm Thanks for the update on the units. I can check on the fence tomorrow. Donna Re: Aurora Estate - Alex Avenue - Schofields 154May 29, 2015 11:43 am As at this morning, the fence is still up across the front of the estate. It's easy to move it aside a bit and walk in though. Driving would be possible for someone who's keen but you would have to move aside a portion of the fence completely. Donna Re: Aurora Estate - Alex Avenue - Schofields 155Jun 02, 2015 2:02 pm Hi Guys, Just found out that my house number is 15 Eclipse Street. my settlement is booked for this Friday. Anybody else have done their settlement or have any info on when the building will start. Re: Aurora Estate - Alex Avenue - Schofields 156Jun 02, 2015 4:08 pm Hi Preetesh, Our settlement will be carried out on 9th June at 3pm. I hope that everything will go smoothly. Let us know how you go on Friday. Do you need to be present when your solicitor and a bank representative will meet for settlement? Frank Re: Aurora Estate - Alex Avenue - Schofields 157Jun 02, 2015 4:29 pm Hi All, Our settlement is booked for the 9th as well. There's generally no need for anyone other than solicitors and banks to be present at settlement. They just let you know after it's been completed. Interesting that you've been given a street number Preetesh. I need to chase up my solicitor to check settlement details so it will be interesting to see if there is s number attached. Has anyone heard how the council approval is going? Donna Re: Aurora Estate - Alex Avenue - Schofields 158Jun 03, 2015 12:30 pm Hi all, we have settlement booked for this Friday as well. I don't think we need to be there at settlement, but I would love to attend if I could. Our solicitor kindly sent us a copy of the DP, which had a list of the lot numbers, street numbers and street names. I would paste a screenshot here, but I don't know how to add pictures. sorry! Hope settlement goes smoothly for everyone! Re: Aurora Estate - Alex Avenue - Schofields 159Jun 03, 2015 9:31 pm Hello guys, As the settlement is just around the corner, our bank NAB makes problems saying that they are not ready for settlement even though we have signed the land loan contract and a meeting with our solicitor and NAB on the 9th has been arranged for settlement. The exact issue is that our land contract was subject to subdivision. As per our solicitor and his provided documents, our lot is registered and transfered from Aurora company to our name. Our solicitor will try his best to handle this issue or misunderstanding with the bank now. I am wondering whether someone else is with NAB and / or has met similar issues with the bank? Thank you, Frank Re: Aurora Estate - Alex Avenue - Schofields 160Jun 04, 2015 8:56 am Oh Frank I'm so sorry to hear that. To be honest we moved away from NAB because we weren't happy. Having said that, our solicitor did try to get the two week period extended to 3 weeks when we first got the contracts because he felt 2 weeks was a bit tight. Rawson declined to amend the clause. However, I would say, don't let it ruin your week. If the bank can't pull it off your solicitor will ask for an extension. Some extra time in the scheme of things at this stage won't make a lot of difference, and I expect if you asked Rawson's solicitor what percentage of the contracts settle on time I dare say it would be far less than 100%. Hopefully NAB will get up to speed soon. Donna So it seems like they just take on a lot of projects to get the cashflow for their own builds.
