Thought I would post an update for anyone else in my situation. Still not an unconditional yes from the bank (CBA). Had to ask the seller for a 2 day extension that ending at 5pm TODAY. My situation is Purchase price $590k I have 35k cash deposit I have 20K for mortgage insurance, stamp duty, legals etc Salary $130k pa Using investement property valued by the bank at $400k as extra security (200k there) Now I have a 'conditional' approval subject to a valuation on the house I want to purchase, that was done at 7.30AM this morning.. bank said they will let me know at lunch time if its ok.. apparently if the Val is less than purchase price I need to make up the difference, which I cant do... This is really frustrating- what more do they want from me, seriously? Lets see what happens.. Been 23 days.. K Re: How long does it take? 19Dec 14, 2008 9:23 am yes I would say you have a problem we had a problem with our broker who tried at two banks to get us aout of our building loan and we had about $250,00 equity they both said no have jump through all there hoop he did keep us infromed when to a new broker very helpful person approval same day with cba . one bank even had our pay go into it for 0ver 10 years so close that account. the broker even got us more money and ring even couple of months to see how we are going Hi Mofflepop, I would recommend finding a building designer to prepare plans, they should design to your specified budget.
