I also know electricians that run their own business's and if they are telling me $78 per downlight fitting is on the super high end then I have to go by what they say. Though as I stated in my last post, their are 3 players that need make some profit, Coral, Clipsal and the electrician, therfore the price they feel they need to charge is $78 per fitting. If you can afford and are happy to pay that price for fitting all your owner supplied lights thats fine, if your not just wait until handover and you will be charged a lot less from every electrician I have come into contact with at least. Same as framing a house get a carpenter to do it privately it will cost you a hell of a lot more than what project builders are charging, some things are cheaper some are not. I'm building a project home for the simple reason I could not afford to pay a builder to do it I have a few friends that are builders and even at mates rates they could not come close to what Coral are charging and offering. Re: Coral Homes general build thread 1114May 11, 2015 8:35 pm I'm not sure what the arrangement is with Clipsal. There was never such a thing in my day. I agree - go direct to your electrician. If he is willing to work for cheap rates that is entirely his decision
If I remember correctly, we were charging around $65 + GST per extra light point for Coral 10 years ago. Coral's standard inclusion rate for a light point was $27.50 + GST. Here is a breakdown of costs for a typical lighting circuit with 10 lights per circuit $100 of cable (100m @ $1/m) 5 light switches @ $10 ea Circuit breaker safety switch $60 3 hours of labour to install cables, lights, switches, circuit breaker and testing and documentation @ $70hr $20 Miscellaneous materials, fixings etc = $440 Coral pay around $275 Now hopefully people can see why extras costs are seemingly high. We asked if he could build our house for us and he said there was no way he could compete with the project builders unfortunately. Bet your excited to have some piering done, we can't wait to actually get something happening. Re: Coral Homes general build thread 1117May 11, 2015 9:04 pm MatDon I have my electrical appointment on Monday and one thing that slipped my mind was Foxtel. Has anyone had provisions or future wiring installed for when they get Foxtel put in after hand over? I hate wires and I assume if TVs are wall hung and then you get Foxtel installed later there will be visible cables no? If you want to hang your TV on the wall and have the foxtel box remotely located, you will need a foxtel outlet installed where you want the box, and a HDMI cable from the box to your TV location. Personally I think Foxtel is the biggest rip off going, and I have unlimited NBN broadband and Netflix instead - but each to their own. Foxtel is maybe worth it if you're a sports fan Re: Coral Homes general build thread 1118May 11, 2015 9:41 pm browndog Shanniidc Browndog yes our builder friend said the same thing. I have no idea how many they originally planned on doing but it seems like they haven't gone easy on them which makes me happy after our water issues haha My build viewtopic.php?t=76386 Re: Coral Homes general build thread 1119May 12, 2015 9:26 am 1960sModernistHome Personally I think Foxtel is the biggest rip off going, and I have unlimited NBN broadband and Netflix instead - but each to their own. Foxtel is maybe worth it if you're a sports fan +1 to that, they are just way too expensive for what you get. I had to sign up to them because Formula One is effectively only available there (FTA give you less than an hour of a 1.5 to 2 hour race), and I also get V8's, Indycar and a stack of other very interesting motor sport events on it, so I don't feel too bad about it. I had no plans of every getting it put back on after having it at our old home, as it was way too expensive for what you got, but the change in F1 broadcasting meant I really had no option but to get it. Sometimes easements are unused and 24cm is not all that much. Good luck. And yes any builder… 2 14971 Hi so sorry for the late reply.
