It obviously didn't work, however I was never able to go there while I had light and always going at night. took the opportunity today to have a good look around and work out their progress. I reckon if they powered through this week I reckon 2 days but I will say 3 days worth of work is about it. So what's left? The front left part of the house and all the columns I'm going to put this in the middle of this post to see who reads it and responds ... I need fencing ideas which at the moment I was going to go with Modular Walls at1.8m then drop to 900mm for the corner and front of the house. But, thinking how much it costs I am thinking to do bricks for the front and the corner and meeting the modular wall behind the building line. Not thinking about anything fancy for the bricks maybe just 3 courses of bricks high since I have plants all around. So ... seeking some ideas from the members following my thread Anyway ... some photos are required right? .... didn't go crazy with the photos as the scaffolding is really putting a dampener Again with the rear alfresco view, bricks are up and goes around the corner of the eastern wall ... with the sun beaming down, i know I'll get to enjoy relaxing there ... Will have to wait when they get rid of the scaffolding and clean the walls for a comparison. that's all folks ... since majority of the work is on a side that I can't take photos due to the dust cloth and scaffolding ..... However i am biased as that's what we are having Only things i would check is 1. Does your local council allow front fencing? and 2. If it will need engineering and footings as these will add a considerable cost to it. Our wall had to be engineered with footings and go through council. It is 1.2m high though with the colourbond slat infill panels. Of those 2, I think the brick one looks a bit nicer, but it looks a bit short. Have you considered going without a fence? But if the shops are across the road you probably want some sort of barrier against the rabble. on the landscape plans the modular wall is for the side, up to the side gate and nothing indicating any sort of fence for the return and front yvonnehBrick fence is my vote... Maybe with the slats above if you need something taller? I don't know how high it can be before it has to be engineered sorry.council allows front fencing (obviously with certain rules) and won't require any sort of engineering etc unless it exceeds a certain height .. and wasn't really after something high.. more 3 to 4 courses of bricks max which is lower than 900mm 02 Dec 2013 772 NSW Gold Member Re: Alkira Homes 352Mar 30, 2015 5:19 pm TheBigHouseDo you have a DA, or doing this via CDC? If DA do you have approval to build a solid fence? I think you need it to build anything other than a steel or paling fence if you have approval the only other thing I can think of is a besser block wall but you may still have the same cost issues. Hahaha... tried to stay quiet.. Quick update today was main roof gutters.. but no deliveries means no work for roof.. When the builder harp on about doing a handful of houses a year and they are not like the major players, they look after their tradespeople. The proof is when you actually go through it yourself The brickie team I had was a team of 2, really hard working people who take pride in their work and was as meticulous as I am being the home owner. Their philosophy is to assume that they are building for themselves, so somewhere they want to come home to. Their work hours were 7am start 5/5:30pm finish 6 days a week! As you have seen throughout my progress pics the walls are pretty straight to me. They were even nice enough to build the pillars and provision tubing for the electricians to easily feed the electrical cord for lighting. Throughout from start to finish they have asked me about what I had specified and if it didn't sit well with them they would provide suggestions and informed me of alternatives. Their work ethic can not be faulted and before anyone lays down anything negative .. well aware that trades are paid for the job, not the duration, not any challenges they may have so it is only in their best interests to finish quickly and move on to their next job. But these guys cared enough to put in their 110%All thoughout Easter the weather had been pretty average so I really gave up on taking pics. With scaffolding in the way there wasn't any angle to take photos and "see" the final work. So below are just what I could provide the pic piggies final pieces of work were the pillars to the right of the photo and the wall upstairs on the left of the photo, the flashings or those grey bits is where the roof leads up to. Obviously the final piece there is the cladding which I assume will be done at some point A bit hard to see in this photo, each pillar has tubing coming out and was neatly done by the brickies Another shot of the same, looking forward to the main roof completing and scaffolding removed for the ground floor roofing to be erected again and tiled etc. This shot doesn't really say too much other than alfresco, pillar and tubing done for light. You can just make out the laundry landing and 1 step. It is bricked up and waiting for the landing to be put in place as well as the second step to go down to natural ground level I would say to the people who are building with Alkira and using face bricks and not render .. when you commence the build process request from your SS to get the same brickie team that I had. Nicest bunch of blokes, true professionals and they do bloody good work! I completely understand the concern about avoiding controversy, especially with client sensitivities involved. That said, given the structural risks and prior… 7 35001 Same, I worry that cladding/render will require some maintenance, and replacement eventually.
