I think it's time that I start my own thread as I've been hijacking lots of other people's
We've asked to go ahead with drawing up contracts with Sekisui House so it's very likely to happen now
We're building the Sade 280 but with modifications to the floor plan so that we get a dedicated Home Theatre by combining two of the bedrooms (so its officially only a 3 bedroom house with lots of living areas!)
We got our pricing back today after starting the process back in October 2013. Hopefully things will move a bit quicker now?
The biggest sticker shock for us was the Bearers and Joist construction costs as we wanted to stay on one level and we have a sloping block. However I don't think we'd want the house if it stepped down (because we have a bit of a view to the rear of the block). It was an additional $64k And this is on a base house price of under $200k. And we still have substantial site costs. Anyway we'll have to stretch a bit but it does mean a lot of the extra things we wanted are being parked... but what we have still included are things we feel we can't change easily ourselves or are no-brainers. Like higher ceilings, bigger doors/windows/openings, wider than standard garage. We've given up things like 3 coats of paint (we can do that ourselves), the double vanity in the ensuite (we have never had one and seriously don't need one...).
Yikes! I'm looking back at the $64k... and thinking that all our upgrades we ever wanted would probably not have reached that number *sigh* It's just the price we have to pay I suppose... I keep telling myself that it will not mean as much 5+ years down the track!
We still need to finalise colours but are planning to go with PGH Gravel brick, Colorbond roof (colour TBD), Black colonial bar windows. Kitchen was going to be shaker style but due to above budget cuts we're going to DIY shaker style kitchen doors a few years down the track. So now I'll have to find a laminate I like. We have an upgrade pack that includes Caesarstone and a glass splashback as well as upgraded appliances. Any ideas on a good laminate that will be good with a Caesarstone colour and be able to handle being changed to shaker style kitchen doors down the track are welcome

Paint - we're still doing sample pots! but it's looking like something else like Donkey 1/4 or Reiki or Mouse (Wattyl paints from "The Finishing Touch" or "Essentials Colour Palette"

This we're doing after handover and getting via Harvey Norman. We'll be carpeting the bedroom and home theatre.
Bathroom we haven't locked in but it's looking like this combo
Undecided! As I really wanted to go Shaker style but for cost purposes I can definitely just go the 'standard' inclusions...

White base cabinets (with some timber grain look)

Glass splashback in something fairly neutral (white-ish)

We had our colour appointment during the week and ended up with a couple of changes and colours locked in for the Kitchen and bathroom
Kitchen benchtop is Urban (Caesarstone)
Base cabinets Laminex Domain Riven finish
Top cabinets Laminex Parchment
We've opted for slightly longer cabinet doors to hide the lights we'll install after handover and so I don't need handles. The bottom cabinets we've also asked for no handles so we can add them later.
Bathroom benchtop is Walnut (Caesarstone)
Cabinets Formica Finesse Sand
Top row is kitchen colours, bottom row is bathroom

Would be great to have someone who is also going through with Sekisui to share our experience with
The designs are very different to most of the other builders so it's hard to compare if you really like the floor plan like we do

Yeah we looked at tons of different plans as well as considered renovating like you did. We found a plans we like, but didn't love, until we came across this particular Sekisui one. And as renovating to a similar standard as a new home wouldn't have been any cheaper we've decided to knock down rebuild... or hopefully get someone to take the house away.
I've had a look at your blog and I saw a list of extras you didn't end up getting because of the extra bearers & joists cost. Just wondering what extras/changes you decided to keep? We've listed a heap for our sales person and have received some prices, but I'm keen to see what you chose in case we've missed something? I'm also keen to see what prices they charged you and compare to what we've been quoted! Oh, also did you get any special promotion or deal?

Wow, great list. Definitely some things on there we hadn't thought of.
Firstly - do you think the companies read these threads?
That promotion you got doesn't seem to exist anymore, it sounds better than the one they have going now ($10K of upgrades for $2k for contracts under $250k, or $20K of upgrades for $5k for contracts over 250K). The current promotion only goes until March 31 and it's very VERY unlikely we'll sign up before then so I'm keen to know what their next deal is. I wonder if they'd honestly tell me if I asked..
I've got a stack of questions to ask you about your list..
1. Promotion Double up and Save 1990 Unfortunately not available at the moment or hasn't been offered to us. Current promotion is good if you don't want what was offered in yours, but if you do (as we do) then i think yours works out better. (We've been quoted $13,000 for AC, $3,400 for Caesar top to kitchen and $800 to each bathroom vanity alone (all up $18,000). That doesn't include the splashback upgrade, soft close and appliances...)
2. Basic Site Costs 19900 Do you know what this includes? We've requested a site inspection though hasn't happened as yet.
3. Site Costs and Service Connections 23075 As above - what's different in this and the item above?
4. Local Authority 10025 Interestingly our salesman confirmed this was included in our base price (which surprised me. But I have it in writing now.)

If I was a building company I'd definitely be reading but from what I can see... a lot of them don't bother. When you think about it it is fairly time consuming and there is a lot they can't do about it at least nothing that is immediately apparent (ie it takes a long time to turn a ship!)
Yeah the promotion we had was pretty good and that ended by end of December to put down the initial fee amount.
Are you building in Sydney or NSW?
They wouldn't be able to tell you about the next promotion as I doubt they would know what it was anyway... but they come and go... good to know we're getting a good deal though
Our Basic Site Costs they did outline. But it's a lot of allowances for the general stuff... I don't have my proposal handy but I'll try and get them to you when I'm home. I'm not sure why they separate them all but maybe so we feel better about it by separating it out!
Local authority were all the council regs good that you have it in writing!
The energy efficiency included the reports as well...
For no 9 and the concrete slab extra... this was a huge space approx 9 x 6 m
Stegbar is their supplier in NSW. Check the standard inclusions doc as they should have indicated it is Stegbar. Yeah we got stacker doors and increased the height (2400 vs 2100) and got the widest possible triple stacker doors. We to'd and fro'd about bifold and not bifold. We've also gone for the older look and included the noughts and crosses style windows
Yes obscure glazing for bathrooms. But I ended up asking them to get us the white translucent stuff instead as I am not a fan of the bubble glass and it wasn't too much more.
I'm arguing the door price for the laundry as we're changing from a glazed sliding door to a standard external door! If necessary I'll change it back to standard as it's a bit of a rort!
Yes the Comfort Plus was the whole house in the end.
Flyscreens -- we're arguing having to pay for this as well as it was in our Inclusions brochure when we first went to look at the house. At least for the windows.
I think the noise control batts is a good idea for internal but as we have our Home Theatre in the middle of the house I think it's enough as a dampener.
Yeah I have an aversion to smells going through an open living designed house (re the ducting!)
The cooktop included in the package is exactly the same... but the wokburner in the included one is in the middle... hence the 'upgrade' to the wok burner on the side... a bit annoying to me that we have to pay extra but I suppose that's the deal they have...
Yeah I don't like gaps between the cupboard tops and ceiling hence the upgrade.
The toilet suite I've upgraded to has a ceramic cistern. We had a house with the plastic cistern (standard) and it kinda corrodes with certain cleaning liquids and can look a bit yuck.
Yeah we'll connect the external gas outlet to a BBQ. We didn't want one internally as eventually I want to consider getting a wood fire heater... not really a fan of the gas version.
How did you get the prices so far?
Facades are expensive. Something I'm glad about since we are on a battleaxe block!
Are you sparkies? Or have access to? Sounds like a good idea on the things you are adding in!
You may want to consider sliding doors for the wardrobes too?
And the sliding door you have in the master... just make sure you have a window in the room as well.... annoying you can't leave them open easily although as a sliding one at least you can get the security screen included.

Nope not sparkies, I had just heard from others on here that it was sometimes cheaper to get a sparkie in later to add points/lights/etc is all. I'd heard that Rawson's charged $100 extra per point so am glad that Sekisui is only charging $50. My folks got some extra points put in their existing house recently, I've been meaning to ask how much they were charged to compare. Their sparky said if there's a power point on the other side of the wall then its incredible easy to put a new one backing onto it in the room adjacent. So if it works out cheaper to get someone else in we'll carefully position the points we're allocated so new ones can be put in on walls immediately behind.
The prices I've got so far are from our sales guy, he just printed out my list of questions, wrote prices on in red pen and emailed it back with his signature at the bottom. I'm going to send him an updated list as I re-did my spreadsheet last night and now have a lot more questions for him!
He's also come out and inspected our site and will have a list of site costs ready for us on Saturday to discuss at his office. SO excited!
I've just realised I've hijacked your thread... Sorry! The colours you've picked are great, it's going to look lovely. Have you built the Sade in 3D in that computer program from your blog and put the right colours/textures onto it? I've got a similar program to what you used and have built ours in 3D on our block. So much fun

Yeah my hubby has a friend who is a sparkie so we get mates rates and we've done the same in organising powerpoints strategically. We're also going bearers and joists which means we can get UNDER the house and install stuff (and drop cables down the wall). If it's a concrete slab it's a bit more difficult. Don't forget the floor power points for any floor lamps.
What program are you using? We can't get it to site on our block so something that does land contours would be great!
I was reading about colours in another thread and realised we didn't take as much time with colours (2.5 hours?) but that could be because Sekisui do colours a bit differently in that you do them before (or during when) you go to contract rather than after. And there isn't really a selections room and we're on a budget

I've built it in archicad. I've put in textures, materials, our current furniture, our 'one day' furniture (on different layers), landscaping, even photos on the wall.. Haha a bit nerdy really. If I can figure out how, I'll post a screen shot from it.
I'm wondering if we should hire a landscape designer to do a concept plan for us? We've got a reasonably large block and I've come up with an idea myself but am so keen to see what a trained person would think of. Have you thought about that?
I've contacted about 5 home removal companies, most don't extend their range to Newcastle. Only one is interested so I have to send them some internal photos of our current home so they can see if they'd be able to sell it or not. Honestly though, we don't even want it so I can't imagine anyone else will! BUT fingers crossed. Will save on demolition costs if we can convince someone to take it away.
In other news I did a budget and turns out we might have to sell our investment property in order to afford the new house. Ah babies and having to take time off work to raise them...Lucky they're worth it
Oh, how come you decided on 6.38 comfort glass? Have you heard from someone who's used it and noticed a difference? I'm going to ask our guy to price it for us too.

Someone near my mum's place is getting their house removed but it looks like a right royal PITB. Compared to a demolition which is very quick. But definitely good to try. our house is falling apart (termites did some major damage) so I'll be so glad to be out of there and have it pushed over!)
There are some good bits and pieces worth salvaging in the house and I'll be soon listing it on my own online business (Oddswop) as we'll be putting a DIY renovators "community". So things like the nice doors we have we'll put on there even if we get a few dollars for it it's better than landfill.
We are selling a place too in the Hunter Valley area to fund the 'rest' of the build. Wanna buy it? We love the place but want to focus on one property -- the new house build!
With the glass we'd love to have double glazing (we're a bit 'green' on the edges!) but on speaking to a consultant they reckon'd we wouldn't really need it and that the comfort glass would be more than adequate to give us some benefits from preventing heat coming in during summer and leaking out in winter.
We thought about the landscape plan too and had someone out for a fee. But we just don't think we got good value there. So we're now going back to plan A which is we come up the plan with a lot of research. I did come across a DIY site which could be useful to you http://www.onlinegardendesign.com.au/

Apparently the contract is 'ready' so we'll be picking it up and reviewing it on Sunday. There is no chance we'll be signing it on the day as we'll want to review all the details before we put pen to paper.

Thank you for the suggestion of the 'things you forgot' thread, I've spent the last week reading and then rereading it - it's brilliant.
As for the house you're selling, yes I do kind of want to buy it! Haha but alas it's a no go. Nice work on the website too, looks likes there's a fair few people selling things on it
We went and saw Sekisui this morning and I've decided I really like my sales guy. He's so down to earth and seems to be honest, it will be good dealing with him. He gave us a breakdown including site costs he can foresee. I haven't compared it to my own breakdown yet so will be interesting when I do. So it started at $188k (base price) and his is $276k.. not including a ton of things I've found we'll want from the other thread....

One thing we're getting is upgrading our timber frame to H2 termite treated frame. It's only costing $950 and adding some peace of mind. The guy said he is confident with their slab termite treatment, but I like the extra peace of mind.

Hey that's a good idea (the termite protection upgrade). And I'm so glad you like your sales guy. That always makes it easier.
I've just finished marking up all the niggly issues we have in the drawings and contract. So the contract isn't really the contract just the drawings and the contract 'price' (which is like the tender only the next stage...)
So many things on it that we're still concerned about but we're getting there... it all just takes time. Wish we could just go and sit with the draftsperson and work on it together and then make sure it all matches what's in the pricing! *sigh*
Meeting with them tomorrow to go through all of this.
On another note we had a demolition guy come out to give us a quote. We should hear back from them soon. The good news is a lot of things get recycled and he was urging me to sell what I can. (I of course slipped in Oddswop )
We moved a whole heap of plants to my mother in laws place so it's feeling a bit more real.
AND I started getting quotes on storage. I'm thinking of getting those pod type storage containers where we pack it and they store it and bring it back when we are ready to move stuff back in...

I've asked our sales guy for a heap more prices, with another page still yet to ask, and he's come back and said most of the items will be priced 'at the next stage'. We aren't comfortable arranging large sum variations and upgrades after we've already paid a deposit so are going to tell him that. Either he gets us prices now before we pay a deposit or we walk. Reckon it will work....?

hmm... not sure. It certainly sounds like they aren't short on 'orders' at the moment but at the same time sales people are most likely on some sort of quota / commission basis...
You can certainly try but if you are keen on the house then maybe just put the big ticket items in for a quote.
I think it boils down to if you really will walk or not...
They def don't try to make prices up on things but there are a lot of ... niggly issues e.g. we asked for a double vanity then saw the cost so ripped it out but the drawings still had them when we went to contract so we told them that we actually asked for it to be removed... and then they have come back and said it's standard for that particular house! (So does it mean we would have paid more had we kept it in the contract? yes... but then we wouldn't have known so probably wouldn't matter anyway... ) But it does make me wonder if there is anything else in the same boat

Sekisui do their colours before contract signing... so just an update that we've signed the contract. The clock starts ticking... according to the contract it should take 180 days (working). So by my reckoning it's approx December when we should be done...
I'm not too stressed about the building timeframe at this stage but I'm sure I'll be like most people and wanting to get the keys "before Xmas"!!
At the same time I want the builders to get it right and don't want them to rush and do a bad job as I'm sure that they will be keen to finish a job and move on as much as anyone so any penalty that they may incur as a result of delaying our build completion isn't a real incentive.
