Browse Forums Building A New House 1 Jul 21, 2014 1:22 pm After reading (stalking) H1 posts for many months it's time to start my own.
We are doing a knock down/rebuild in south west Sydney. We have a lot of new developments in our area, but none of them have really appealed to us, we like our 'lived in' suburb. It's nothing special, but it's our neighbourhood; close to the pre school (not so close to the primary), soccer, library, swimming lessons etc. Our little house however, is starting to burst at the seems and things will only get worse. Add to this the 'interesting' wiring we suspect the previous owner 'improved' himself, likewise with the plumbing which has left the shower and bath in the main bathroom leaking into one of the kids' rooms and the shower in the ensuite doing the same, and the smell that this has left and we were already looking at significant costs to fix it up. Oh and then there is the wall that was eaten by termites a few years back... So, we decided on a KDR. We have three small (read: noisy) boys so the idea of having them in their own 'wing' was introduced early on and re-confirmed once we went through the Coral display homes. We fell in love with the Stradbroke design http://www.coralhomes.com.au/house-designs/traditional-designs/Stradbroke-Series/ , but unfortunately our block was far too small. Then we latched onto the Daydream http://www.coralhomes.com.au/house-designs/traditional-designs/daydream-series/ and that's where we've stayed. Unfortunately we will have to bring the garage down to a one-and-a-bit size due to an easement on our property, but we have NO garage at the moment and most houses in our suburb have only one or a carport so we can live with that. We love the idea of the boys having their own lounge room, a separate study and home theatre room and then the general living areas. Oh, and the big alfresco will be getting a LOT of use. Today we had the guy come out and do the soil test and the surveyor was out last week. Now we have to wait for the reports to get to Coral and we'll move onto the next step I'd love to be in our new house by next Christmas, but that might be optimistic. Has anything further happened yet? Have Coral given you any estimate timeframes on a KDR? Im curious as the usual timeframe for a build is 12- 16 weeks. Room for the two new puppies Re: KDR - Coral Homes Daydream 28 - SW Sydney 3Jul 25, 2014 4:55 pm Nothing's happening and no timeframe given We are actually happy for the admin process to take around 9 months as it will give us time to pay down our current mortgage a bit more so we'll have more money for curtains and driveways at the end of the build. My only real goal is to be in the house by next Christmas. Our sales guy is requesting the tender this week. Now it's starting to seem real... I keep stressing, thinking I've forgotten to include something. I know it's just the 1st tender so it's not the be all and end all, but I'd like to get it right sooner rather than later. This whole process has been done via email too. I would have thought there would be more face to face stuff, but I can't say I really mind doing it this way. Warning though.... be prepared for mistakes. Our first tender had over $16 000 worth of items we hadnt requested and Coral thought they would just slip in there lol. I'm a details kinda gal so I'll probably know the tender backwards a day after getting it. We have a fairly strict budget and had a lot of things priced in our estimate so we have a fair idea of what the total should be. I'm expecting revisions and delays before we get to contract stage. Not in a great hurry, we just want to be in our house by Christmas 2015. Can you tell me, do we pay the remainder of the 5% deposit BEFORE we go to council? What if council doesn't approve it? Building in an established suburb means that we have stricter requirements on setbacks. I'm not entirely sure that our SC has taken this into consideration. By my calculations, it'll be a tight fit (33cms too long front to back). I know that this is likely to cause dramas, but I am also prepared to put a case forward for an exemption. Our block backs onto the side of a neighbours house. This means they have built (or plonked) a granny flat 90cms from our back fence, which is about 3/4 the width of our block. They are also slightly higher than us. Surely we could get an exemption for that 33cms? It's not like the neighbours will really have any grounds for complaint, and there will still be almost 5m back there? Anyway, I guess we'll just have to wait and see. I think if council rejects any aspect then Coral has to redraw obviously in conjunction with yourself to make it right. To be honest councils can be a pain... but then you can have someone in a good mood and not have any problems at all... You just have to go with it and be patient it can take some time. I know Coral for our house used a private certifier and not the council and he had no problems with anything but I understand that we have plenty of room to work with, would be very different with a residential style block. Let us know how it goes. We're waiting for our 3rd tender and contracts, it should be around 2 to 3 weeks,if all is well,then we sign and start the real fun. We settled on our block today,so excited,might take a drive on Sunday and have a Picnic at the block. If you're bringing a picnic out today, make sure you bring a waterproof blanket - we got a fair bit of rain out this way last night. It is so exciting to read about everybody's build. There are a few of us Coralites at the moment. When I began my stalking of H1 there was very little info on Coral. I've also asked our sales guy if we can walk through another Daydream if he has any in progress that are at least at framing. We haven't actually walked through one yet. I have a friend in Toowoomba who walked through the Daydream 30 up there and videoed it for us, but it's not quite the same. He has two Daydreams in council at the moment so he said once they have the frames up, he'll take us through one. It will be good to get a better feel for what our home will be like. Follow my Coral Daydream 28 build: https://forum.homeone.com.au/viewtopic.php?f=31&t=72384 Re: KDR - Coral Homes Daydream 28 - SW Sydney 12Aug 24, 2014 9:41 am Hi Mellywil, Our second tender was ok $ wise,but still had a few mistakes such as dimensions of rooms etc, things requested not added,one thing the vanity we requested the price was ridiculous especially when it retails for less than the one Coral was going to include,the sink I want(because I like the size and look of it)retails at half the price of the standard coral sink,but they tried to charge me double what the more expensive one was costing,they are going to adjust price accordingly. Just check every item out and check retail prices and if your not satisfied call them on it,they're only human like us and errors in price etc can occur. After our 2nd tender meeting we've been assured that they know we check every detail and I'm sure it will be ok. If in doubt, give them a call and ask if they can email it. Cost wise mine was pretty close. There were some additions to the tender (requirements for 6 star energy rating, so i couldn't remove them), but the driveway cost was lowered so i came out about what i was expecting. I was pretty happy with what Coral sent me - in fact i didn't even need a second tender as the modifications were so slight they could be fixed in contract stage. After a reasonably thorough read-through I'm pretty sure there aren't any errors at all. Of course, we'll have to have a meeting with our sales consultant and have him explain some bits to us, especially regarding the demo and site requirements after we do that. Don't wish us too speeding a start date whzzz, I'm not mentally (or financially) prepared for that yet! We are hoping for a March/April start date which will hopefully allow us to sort our current house out, organise the demo and start moving. I'm a little surprised at how quickly this part of the process has gone.
