We are building a modified Coral Homes Daydream 28 design on just over an acre block in Buccan, QLD. We got the Indulgence Package of inclusions with Coral and we took advantage of the free carpets and tiles offer. We paid to upgrade the carpets though due to the included colours being delightful shades of brown We are first home owners/ builders so it is all very exciting and new to us. Unfortunately I feel like we have had a very rough time of it due to our mortgage brokers who I wont name but in essence I have ended up doing all the work for myself and had to work out the figures for them. We quickly realised early on in the process that we were very naive about the costs involved and that in combination with a mortgage broker who I believe has too many clients to adequately provide good service to all means we have had to fork out more of our own cash than we originally wanted to. To give you a bit of a timeline: 01/02/2014- Deposit on Land 14/02/2014- Received Land Contract 14/02/2014- Initial appointment with Coral Homes Consultant 19/02/2014- Pre- approval Finance Received 28/03/2014- Received Tender Letter from Coral 16/04/2014- Settled on Land - Wahoo We are land owners 19/06/2014- Build Commences 24/06/2014- Water Tanks/ HSTP System Arrived 01/07/2014- SLAB is down! I also wanted to raise a discussion on covenants in new estates. We felt we had some pretty easy covenants to comply with, light colours, post and rail fencing and water tanks and hstp systems in the ground. BUT it seems like we are the only people who are complying with them. There are black roofs on the majority of the new builds in there, giant water tanks clearly visible from every angle of the property and I am just a little disappointed after following the rules and trying to do the right thing. We have also now run into a little bit of a delay, our steel frames have been delayed by 3 weeks and are now due to be delivered on 24/07/2014 instead of 03/07/2014. First delay!! But our site supervisor has reassured us that this will not delay our move in date of approximately late October/ early November. I will keep posting photos of the build progression (once I have figured out how to post photos). Oh and thought I would add the colours while I am here too : Bricks: Double Height Boral Oasis Alpine Roof Tile: Bristile Surfspray Gutter/ Fascia: Surf Mist Under Eaves: Dulux Lexicon Quarter Interior Paint: Main Walls: Dulux Snowy Mountains Skirting and Doors: Dulux Lexicon Half I will post pictures of my tiles and carpet as well but going very light and neutral grey tones. Caesarstone is Ocean Foam in the kitchen/ bathroom and ensuite. I'm so glad to read your post, I have been thinking about starting my own which would be very similarly titled We're in the early stages (initial deposit paid and awaiting soil test and contour report) of building our own Coral Daydream 28 I'm jealous that you're building on an acre - nice! What modifications have you made? What about upgrades? You mentioned the carpet upgrade - do you mind me asking how much that was? Are you having carpet in the bedrooms, study and home theatre? Tiles throughout the rest? Did you find a tile in the standard selection that you were happy with? We are pretty easy going people so I'm hoping that the Indulgence package will be fine for what we are after. I bet now you're wishing you hadn't asked for questions! We're doing a KDR in an established suburb in SW Sydney. The only real modification we've made to the 28 is to chop the garage down to a 1 and a bit rather than a double Unfortunately we just couldn't squeeze the rest of the garage in on our block, but we LOVED the design of the Daydream. We're also going to see if we can extend the two smaller kids' rooms a smidge. We have three small boys so as you can imagine the Daydream is ideal for us. We're also going to get a window put in on the back wall of the master bedroom, we're worried the alfresco will block all the light coming in. Apart from that, we're adding a couple of doors and some extra acoustic insulation to the study and home theatre room and that's it. It's such a great design for us. On cold winter weekend mornings when the boys get up at the crack of dawn we're already making comments about 'We wouldn't hear them in the new house..." LOL. Your build process has moved ahead so quickly! We're hoping to be in our house by NEXT Christmas and sometimes I think even that might be optimistic. I think we might run into a couple of issues since we're KDRing which might delay things a bit. As I said, we're waiting on the site reports - the surveyor was out here almost two weeks ago and the drill guys are coming for the soil on Monday. Hopefully things will pick up a bit of steam then. I'd love to see some pics if you figure out how to do it (and don't ask me, I don't have a clue!). Looking forward to hearing more! Just PM'd you. I'm now guessing you're building on the street named as the nearby creek. I know what you mean, most of the houses there have all dark roofs. What is minimum water tank capacity requirements been put on for you guys ? I'd be tempted to double what they suggest otherwise you mind end up buying in a lot of water through the year. Been in the Buccan area for some 28 years now, so know it's like around here. At least in stage 1 of your development is safe from flooding, however down the slope to the north, that was flooded in 1974, yet the Logan CC removed the flood mapping off of that area for some strange reason. For many years it was a huge dam for the chook farm, as it was mostly useless for anything else the old farmer told me. Covenents are a joke really, as they generally aren't worth the paper they are written on. HSTP systems and water tanks will always be partially above ground, but your neighbour with the shed and I think 4 big tanks is really stretching the friendship. I guess it's too late to change HSTP systems, but you should have taken a look at the worm farm treatment plants, as they will use a lot less than the estimated $700 a year some HSTP's use. Re: Coral Daydream- Modified Daydream28 -Acre Build in Bucca 4Jul 18, 2014 2:29 pm Hi All So to answer a few questions: Modifications--- I think it will be easier for me to just post a picture of the plan but few quick ones: -- Huge WIR now in the master bedroom, and different ensuite plan more like the Noosa design -- Extended the house by 1/2 metre length and width through the top to make the media room bigger without compromising the other sizes -- study have deleted that corner window so it is just a wall and have a matching squareset doorway through to the activity room -- master bedroom-- extended the size of the room and also have a sliding door instead of a window -- deleted the store cupboard on the entry to make the entry wider Carpets Upgrade-- we upgraded to the silver range and it cost $750 from memory-- we have carpets in the bedrooms and media room only all the rest is tiled including the study. As for the tiles after looking through 3 different Beumont Tile stores we finally went to the one in Oxenford and the lady was very very helpful and made the whole experience very pleasant. And yes we found plenty in the standard range the only thing we upgraded was the grout colour because we dont like the checkerboard effect. Mellywil-- You will be surprised how things quickly progress have faith your house will be built eventually. Hi BPratt!!Nice to see someone in the area. Minimum tank capacity for The Aspect was 45 000 litres... we arent worried about ever needing water as my partners father is a local domestic water carrier And yes I did my research when it came to the flood maps!!! I feel sorry for the people who will be building in Stage 2 and 3... cos I know for a fact it does flood and I wonder if the developer will disclose that fact. They have had to do some major workings with the dams and the whole flood zones. Yes covenents are a joke we are quite disgruntled when we did the right thing! I will post pictures later.. It's annoying when you do the right thing and even when it costs you more but reality is its your home, you will live there and you need to express yourselves if you want a darker roof etc then just do it they wont stop you just make sure the house looks good etc.. they are mainly to stop people using removed houses or 2nd hand material houses etc its purely to keep the future blocks selling at a good value to protect the developers pockets... http://www.betterthansheets.com.au - Why use sheets for curtains in your brand new home use Better Than Sheets Temporary Paper blinds instead! In fact every covenant that was specified has been broken in some way. I mean Im happy with all the colours that we have chosen and the underground tanks etc but I am a little annoyed that people are so inconsiderate of their neighbours. Case in point-- Large corner block which is seated higher in the estate- owners have decided to install agiant shed with 4 above ground huge water tanks and the main house has a black roof... Yeah, that was the first one I saw go up there, and that's exactly what I noticed all the larger water tanks. At least in one respect he did think about using the lighter colours. FWIW, a mate of my mind about 3km away has green poly tanks amongst the trees, and his water went off from the pollen of the trees falling on to the roof and thence in to the water tanks, and when his water tanks warmed up in the sun, the pollen fermented. All he could do was drain the tanks and get a delivery to get going again. Meanwhile the water in our classic cream coloured poly tank that stands in the sun all day, with water taking from roofs where trees drop their pollen was not a problem. So light coloured poly tanks or concrete tanks that don't heat up is a 'Good Thing' <TM> In my situation with covenent, I can still put up anything that does not require a building permit, particulary if it is within my building envelope and behind the house. They are only concerned with the street frontage of the house. Having issues with only one neighbour with my Amateur Radio mast, who is totally paranoid and thinks that I'm going to irradiate the neighbourhood, and conveniently misses the point that since we'll be in the house closest to the aerials, we would be the most effected, and I certainly will be ensuring that I wouldn't be doing that to myself. We are also looking at building the Daydream 28 on our half-acre block near Cooroy. It's interesting to see that you extended the house to make the Media Room bigger - we are looking to extend it with the possibility of turning it into a pool room, however from what you have said, it sounds like that may be a bit difficult. I hope it's not too forward to ask roughly what the final price ended up being including your water tanks and treatment system etc, as we are in the same boat and yet to get receive a definite price from Coral? We have a whole load of landscaping to do , shed, driveway. We spent a small fortune on our split post and hardwood rail fence with dingo wire. At least you aren't further up, lest you get the headlights of cars and trucks coming up Stegemann road. Had a walkaround yesterday and discovered that we dont think the 1.5m shower in the ensuite is quite long enough because we arent having a shower screen. Are you getting solar panels on there ? if so, don't get them put on the wrong roof like your nearest neighbour has. Their panels are on the western roof, which means they'll be producing power for only part of the day. They could put them split across their north facing rooves instead. If you know who they are, you should let them know their panels have been put across the wrong roof. You have good open space to point pv panels to the north/north-east sky, subject to the profile of your roof (dunno what the Daydream 28 roof looks like). Yes, that's to the north/north-east which is good for up here. The storms comes from the south west here, and the better pv generation comes in the morning whilst it is still not too hot. Afternoon is when the clouds stroll on in, and pv production isn't as good from both that, and the fact that panels are already somewhere up around 50 degrees or more in the sun (pv panel outputs are rated at 25 degrees).
