Just went to see a friend's Rawson today and finish quality was excellent. We know the people opposite you on 210. I think they're going with a Clarendon double. We are still undecided as to the details as yet (roofing material, bricks etc etc) Re: Gardener's Ridge, North Kellyville 26Apr 21, 2014 9:30 am First time building question: how has everyone gone with fixing the tender price early and then starting the build in time? We have 6 months to commence build from tender presentation (which hasn't happened yet - expecting sometime in June) and are wondering whether that is achievable our whether we'll have to pay extra for a 12 month contract. I don't think the extra 6 month fee is huge but all these things begin to add up.
Also reckon that we'll be hit by some sort of BAL rating given we back onto the environmental blocks and have a tall gum tree right behind our block (309). Fingers crossed for nothing to much more than a BAL 12.5. Anyone else got a feel for what this might be? Our tender presentation was in March and I optimistically thought the clock started ticking on your acceptance not the presentation. With Ross aiming for a September registration having the extension takes some pressure of us if it does slip. We too have a large gum on the boundary of 311. Our lot was already a BAL 12.5 but for the opposite corner which has no tree. We have put in an allowance of around $8K for the BAL 12.5 but having seen the size of the tree I'm wondering whether they might up the rating at registration - hopefully not. Even though we registered in time, the builder process delayed us for which they reserved the right to increase. So read your contracts carefully. I think we'll play it by ear and see how things play out timing when we know our tender presentation date. We might just scrape into the 6 month window if everything plays out. Will be reading those contracts carefully once we eventually get to that stage!

We're planning on building an Impression 33 with Grand Portico facade similar to the one at Gregory Hills but full brick (no render). Few tweaks to layout - extra metre added to garage width and opening up the kitchen to fit in an island bench. So many decisions to make and I guess Friday is only the beginning! Popped up for a visit on Saturday and enjoyed a beautiful sunset. They are still hard at work, streetlights have appeared and paths are in progress.
