Hello again everyone. Long time lurker, irregular poster here. Was just wondering if anyone had any luck obtaining copies of their independent inspection report that PD commission as part of their process at different stages? Im of the opinion that seeing that I am paying for it, I would like a copy as well. This has been unfortunately a bit hard to obtain.

Yes, I was able to get copies of mine from my BC. Not common practice for them though.

Thanks. Just checked online. The LEDs are like $45 each. The 50w downlights are around 900 lumens. We might have to replace it afterwards with something like the brightgreen or even the ledified globes.

Just a couple of quick points as well about the downlights:

- 550 lumens is really not very bright and the beam angle is very narrow, it is disappointing that PD can't offer better LED downlights given the price point that they are charging.
- The downlights PD provide are 70mm so its quite annoying if you're looking to do a quick swap over to newer/brighter downlights down the track as most are usually 90mm
- When PD installs the downlights, they unfortunately hardwire the downlights. These days you can buy replacement downlights that come with a normal plug and all you need to do is plug it into a socket and that's it! This means that you wouldn't need to have an electrician perform the work.

I'm actually in the process of changing over some of the downlights and also installing downlights upstairs - I've received quotes for $75 an hour (+ GST) from electricians and they reckon they can do 8-10 downlights per hour. Might be something to keep in mind as an alternative.

Don't mind if the corridors have the crappy ones provided by PD.

I don't know why they persist with these lights. Even in display homes they're barely throwing any light.

I'm actually ripping out the downlights PD installed for me downstairs. The downlights that PD have supplied work well in small rooms e.g. powder room, laundry, bathrooms etc.

But in an open area like lounge, kitchen etc. they're pretty abysmal in terms of brightness! Whilst I had to pay for PD to install the downlights downstairs, it means that I can now widen the 70mm hole to a 90mm hole and get proper decent downlights and not worry about hitting any beams etc.

I'm opting to install Martec 16w Shadowline downlights (1060 lumens and 120 degree angle) in some areas and Samsung 13w downlights (880 lumens and 120 degree angle) in some other rooms. I managed to purchase the Martecs for $42.90 each and $26.40 for the Samsungs.

Electrician - but I'm getting them to install plug bases for all the downlights that they're either installing or moving for me. That way in the future, if I ever need to change the downlights I won't need to call them back.

have you asked if PD can do the plug base versions instead to save time?

They probably could as they do install plug bases for items such as exhaust fans, but by the time we realised it was too late

Sam - the home is looking awesome!

We picked the same feature tiles (green mosaics) for our bathroom but only used in the shower niches - your layout of them looks amazing!

Thanks Mirz, we're expecting around the 3rd, carpets getting installed today they look great. Our SS has been fantastic, he thinks we may get in a little earlier.

Although some bugger stole our rear roller door overnight and dumped all their rubbish grrrr still can't ruin my mood tho :z:

Thank you Scott, the floor boards were a bonus, I have a habit of being able to walk into a showroom and pick the most expensive of everything. I saw these floors in the display home at greenvale and surprise surprise they were category 1 still very very expensive IMO they are merbau 1strip. They change colors in all the sunlight. They're very dusty I can't wait to clean :::

Oops sorry I forgot the feature tile in the entrance way it is a porcelain polished groved stratos in the colour of wet cement
