We have walk-through appointment with our SS next Friday morning. Cleaners are going through on Thursday he says..... We're not excited, we're exhausted from waiting, it takes longer than waiting for a baby. Have selected our Driveway /Concreter now and got some really good quotes from Home Improvement Pages for After-Handover Electrician to hang our pendants/Alfresco ceiling fan and Façade Lights. It really pays to shop around (which we always do anyway, but in this case the gaps and quality of customer service even at enquiry stage are HUGE!) At least we sold our house 2 weeks before auction because there was so much interest and a really good offer, the real estate then pushed the price up via a 'Dutch auction' between 3 potential buyers even more! We ended up getting $45K more than what we had anticipated and the buyer has paid the deposit and signed a form waiving the cooling off period AND is perfectly fine with a longer settlement by Sept 3. Life is good. Well, it's about time something went right. Will post new photos tomorrow when we drive past the house. Stay tuned. Thanks everybody for the PM's and the encouragement and interest thus far. RH confirmed yesterday that they have the official papers.. we weren't expecting approval until earliest the 15th July!!! I was told 4-6 weeks... it was through in 2!!!!!!!!!!!!!!!!! Now to get those trees down!!! Tiles tomorrow. Bathrooms are decided on.. now to pick kitchen ones... argh!!! Congrats JTM. Single storey houses generally are a lot quicker to get through council as they dont have to be advertised. Our house took 6 weeks, yet the MJH single storey at the same time took 10 days. So quick - less than 6 months. I understand what you mean though. I am exhausted and just want to get in and everything organised. Congrats on the sale of your house. Got to love selling it before auction and for a very good price. Domayne called this morning to deliver our fridge and tvs today, but I had to put them off until next week. Walkthrough in an hour - I have my pen and paper ready to write down defects. Man, everyone is handing over in roughly at the same time. I expect everyone to keep posting and updating with pics even through the post-handover items! (and thus I promise to do the same). Re: Our Benham 33 journey 3508Jul 05, 2013 9:23 am robbie55 Congrats JTM. 2 weeks is so quick, is that because they used a private certifier? No idea Robbie - that was just the council period. Just waiting on our mutual friend to give a quote. DH saw him yesterday but wasn't very clear with him as to what we actually wanted, ie just the trees knocked down, not removed. Good luck with your walkthrough!!!! Re: Our Benham 33 journey 3511Jul 05, 2013 9:59 am Jen1977 Quote: Had the managerfrom Tile Direct out yesterday and he will be getting the tiler to come back.. hmm :/ they reckon 2 to 3 days work What has to be re-done in your bathrooms Tarsha???? Sorry for the no reply! seems i stopped getting the emails to say people had posted lol I was wondering why it had been so quiet Our tiler came back to fix the grout months ago and he fixed it with the wrong colour so needs to redo it. also the grout is terrible in the niches and corners of the rooms (refer to the pics I put up a while ago..) There are also what looks like water marks on the tiles that will not come off and around the toilets there is stuff all over the tiles that I cannot remove that looks like its from when they installed them. Maintenance guy told the tile direct guy that if they can't remove it they will need to retile the bathrooms. They were meant to contact us last Friday but surprise surprise they havent. Everyones photos look amazing! So excited for you all! My very first blog http://benham33.blogspot.com.au/ Re: Our Benham 33 journey 3512Jul 05, 2013 2:58 pm PCI went really well - happy with the house at it is and there are a few things that need to be fixed up. One of the upper cupboard doors in the kitchen is going to be replaced. There is a small mark that is in the paintwork that looks like permanent marker. There is also a tiny tiny scratch on one of the island doors. It is probably about 5mm in length, so that cupboard door will also be replaced. Paint touchups - there are still some that need doing so the painters will come back and do those. Apart from that there are a few minor things, but really, the house is pretty perfect. When we were there the bank did their final valuation - only a day late. Hopefully they will not take too long to send the report so we can get the final chq. I'm hoping ours goes as smoothly, I've been keeping my SS up to date with the issues that I've been noticing as we've gone along, which hopefully will make the final walkthrough pretty easy also. Going in on Wednesday to do another walkthrough and get some quotes for work, and going tomorrow to go check out the driveway in person! Re: Our Benham 33 journey 3514Jul 05, 2013 5:06 pm Very exciting Jen - fingers crossed for no last minute holdups! Building Stroud 30 in Lake Macquarie Re: Our Benham 33 journey 3515Jul 05, 2013 5:18 pm Congrats Jen! I am anxiously waiting for my tender to come. hopefully It will be this Saturday. Also just wanted to give an update that my sales guy has confirmed with CDC that we do not need a screen door for the front door to comply with BAL 12.5 rules if the front door is made out of BAL 12.5 compliant material which most of the PIVOT doors from Corinthian are. So glad for that. Thanks Northkellyville Re: Our Benham 33 journey 3516Jul 05, 2013 5:49 pm Quote: Congrats Jen! JTM- Congrats on getting your DA through, 2 weeks is super fast! Here's hoping building starts ASAP for you. Dussel- Congrats on selling your house, perfect timing. It all seems to be working out well. Just confirming, did your build only start in Feb and you're looking @ handover next week? That is quick!! Our Benham build started beginning of May and was hoping to be in by Xmas. You have given me hope Dussel : ) Jen- Massive congrats to you!!! Finally handover is in sight. That's great that there weren't too many issues at your PCI. Tarsha- Was wondering how it was going with you. I also haven't been getting emails about posts, have had a lot of catching up to do this morning. Hoping everything gets fixed ASAP for you. Update with us, frames got delivered Thursday and carpenters didnt muck around yesterday. By 1pm they had done most of the ground floor. Didnt know they would be that quick!! Makes for a happy day when things are happening in the block : ) Re: Our Benham 33 journey 3518Jul 06, 2013 9:48 am Bailey7278 JTM- Congrats on getting your DA through, 2 weeks is super fast! Here's hoping building starts ASAP for you. Tiles today - then just waiting on final variation from them and the colours appointment and we will be good to go! Well, once the final plans are done also. So only hold up now is on Rawson's end. Re: Our Benham 33 journey 3519Jul 06, 2013 3:36 pm Jen it's great PCI went well for you and there were only a couple of minor issues. You must be excited about handover Dusseldorf I am also very impressed with the speed of your build, not long for you to go either. It seems like things speed up once you reach lock-up, at least I'm hoping that's the case. It's been 4 months since our slab was laid and we have just had our electrical and air con rough in done - fingers crossed insulation and gyprock go in next week. Re: Our Benham 33 journey 3520Jul 06, 2013 4:49 pm Thanks for all the support on the driveway, my wife loves the colour. We went past today and had a walk around on it, feels so good. Who would have thought some concrete would produce so much excitement Looking forward to dropping by on Wednesday and checking out what's been done on the inside since I was last there.
