Can anyone have experience with this share me any advice please? I have contacted 2 builders. One refused to do as they said the design of the waffle slab can not take up another weight on top. The other replied to me with ‘Yes’ as they have done a few houses with no issues but didn’t mention about restructure the base. I will show some pictures of my house’s floor plan. If you want to find out if the project is feasible, you should have an engineer assess it. The builders will not know anything about the foundations, so they will make assumptions. Civil engineers can tell you if it's feasible and what's involved. I've worked on a few of these in the past, so I know they can be done. In the worst case scenario, you may need extra reinforcements. A engineers report would cost you less than $1,000 & it would tell you if the project is feasible or not. From a quick look at your plan, it seems very straightforward. The only slightly tricky part might be the beams that must be cantilevered over the garage. However, it shouldn't be a major problem. What is your budget for the project? What is your budget for the project? We couldn’t go ahead with that plan cause the proposed building have to sit back from rear wall. We still working on the drawing. The proposed plan seems functional but the budget may end up being quite tight. The issue with working with existing building is that you never know what you will encounter as you open them up. Removing the roof will be a big job in itself. I would allow $10,000 for that alone to be safe. Once you've developed the drawings enough (and before you submit for planning), I would advise getting a BOQ done by an estimator. They will be able to detail & breakdown all the expected costs for the project. It might cost about $1,000 to get one but it would save you a lot in the long run. I'm sure there are some experienced estimators in your locality that have worked on these types of projects before.
