Re: KDR Sekisui House St George 22Feb 03, 2016 7:06 pm The Easement Saga. As I have mentioned earlier on this thread we've had issues with stormwater easement. In our DA, Council asked us to do... 1. Registration of stormwater easement on three of our neighbours' title. 2. Must obtain separate Development Consent for stormwater works to be carried out. (i.e to build the pipe across three neighbours properties) With the written consent of each of the neighbours. We were really worried about the whole thing, we have heard stories about bad neighbours not allowing to let the easement through their property or ask for a large sum of money. Luckily, when we talked to our neighbours all three of them willing to help out without financial incentive. We still have to hire a surveyor and a lawyer to do the paper work and registration of easement at the LPI office. Regarding the second requirement, which is related to actual build of the stormwater system, our very nice neighbour has placed stormwater retention pits and easement for us to access while he was building his duplex two years ago. We still need calculated assessment from Hydraulics Engineer to prove to council that the existing easement is capable to accommodate stormwater from our property. ( extra cost on hydraulics engineer and also an independent certifier to approve hydraulic design ( so called Part 4A Certificate) We are now at the latest stage of Construction Certificate, the one item that currently outstanding is Part 4A Certificate. These items are not new on H1, just to refresh... nothing majors just small items. 1. Double Glazing to front windows... Always be aware of your neighbourhood and your street. We do have noisy front street ( not main road but still busy especially very early in the morning). Some of them leaves home 3:00 am for work. 2. Weatherboards...... Changed to face brickwork. We have replaced weatherboards with face brick.... I don't wants to repaint every 7 years to have tip top fresh condition. The cost of painting by professional will adds up more than the cost of bricks and structural beams. Please no offence to anyone this is totally personal choice. 3. Power points... Check how many power points are provided in each room. We have added 16 additional double powers points for ground floor and first floor. 4. Electrical junction boxes for future light points. Try to include these extra junction boxes in now , you can fix lights later. 5. Additional TV points 6. Gas points... Must have one gas point in Alfresco. We have included one in between living and dinning area optional gas heating when we don't wants to use air con. 7. Weather proof power points... 6 outdoors. We all loves having outdoor lights for all occasions and future water features. 8. Skydome Most display homes are all light up when you first walk in. Try to switch off all lights, pull down blinds and check where the darkest area in the house. For us the staircase is darkest area, so we have added skydome above the staircase to flood the natural lights in. 9. Garden taps... On our first drawing of NHP, clearly shows weatherboard for front facade and the back of principle suite. On the final contract " No charge for front facade " after changing to bricks. Definitely have enough loos! Saw you have awning windows for the front only. Is that by design? I know we took many iterations for ours to be drawn with all awning. Awning windows are part of the design of Hermitage Facade. As for "loos" when visitors are staying, I wants them to have their own privacy... so their have their own. Definitely when my mum stay over with us, she will have her own ensuite and the adjoining study turns into a little lounge room for her. It's will be good for us as well for our old age. The master bed room and ground floor powder room are same as original plan... nothing change. We added in the vanity for first floor WC. Thank you, but "TheBigHouse", "clintdb" and "vivmak" their houses are bigger. First and most important criteria was to have a guest room with private ensuite. We didn't wants the guest room to be cramp so we open it out into the study room by having two sliding doors. As you have notice we have no WIP for our kitchen due to increased size in Guest Room/ Study. So we end up having 3 pantries. We requested pantry doors to be made from the same material and paint as cupboards ( didn't want doors to look out of place by having slight different colour) but they cannot make them... all pantry doors are now same as room doors. I'm still in dilemma regarding to pantry doors. The colour for pantries and cupboards are not the same. The other problem in the kitchen is no triangle between cook top, sink and fridge. At first we were thinking to locate fridge at "pantry" near sliding door stepping out to alfresco. This will definitely have fridge door open into fixed glass side of sliding door. Just leave a small space near the sliding doors. As for the pantry doors that's a real shame. Can you ask what the max size is? But we wants to hands in the vacant land asap to Sekisui. Therefore we likes to install tigertails even before demolitions. We were advice by Sekisui CSO,they are going to sent out SS to inform which lines need to be cover by tiger tails after demolitions. Should we go ahead and order tigertails or wait? If you are still looking for a contractor, PM me and I'll send you the details of the guys I eventually went with. They were easy to deal with and about a quarter the price of the most expensive quote.
