Loved going through your thread and thanks for the summary of the useful links. Quite handy (till i figure out how to understand that sun calc :th:

) Our first choice was Sienna too because of the void but we moved on for the Elyse later. Our situation is similar to yours too (both in IT with a single child) and Elyse is going to be huge for us and wanted to take down a bedroom, but kept it considering the resale later down the line
We are in part-A stage and waiting for architectural drawings and hoping and praying we don't have any issues down the line. Good luck with the build.

Hi raina,

The Suncalc is easy to use, type in your address and it will take you to your location (just like google maps). Select the date you want to see where the sun rises and sets. It helps with potential shadows and to be able to imagine how much sun will flow in the house etc.

Good luck with this stage and check all your windows, the sizes and which side you want the windows to open on the plan

My kids wanted the slippery dip house so it was only my husband who didn't like it! Plenty of Alkira activity in the Ryde area. I walk past two at similar stages of construction regularly, and was told of another this side of Lane Cove Rd, in Ryde, to start soon, or perhaps started by now. Contributing to the extended construction times!

You could hang pendants in line with the low upstairs wall, so it's not really blocking views. Might be too high for good lighting that way though. Should be fine for fans I would think.

Can you hang pendants, or maybe a large flattish fitting with multiple lights in it, so they're below the height where they affect view from upstairs?

We thought about that but then it will be hanging there for the sake of it with very little practical use. Which means I will have to rely on the wall lights which I have provisioned to provide "task" lighting. Also, trying to find a pendant that has enough cord without using ugly looking chains.

That's what we thought of as well, a large pendant with the multi light fitting. We also looked at one that sits right up the top, but due to height we gathered that it will look rather odd and there'll be a bit of glare from upstairs. Then there's the issue of bulb replacement for that sort of light. LEDs are great but if something was to go wrong then I would need to hire scaffolding just to replace a bulb :shock:

So I think fans is where we're leaning on going, the ones with a remote to control, as we only provisioned a light switch for the 2 lights up in the void hope it will work.

Drones fitted with LED downlights; when you flip the switch on they take-off from their hidden recharging parking-spot & hover over where you want the light (which is of course infinitely adjustable - the drones aren't hard-wired), when you flip the switch off they go back & park.

I'm so full of it! (where "it" is good ideas)

i was thinking of something similar when we first thought about Sienna.

that one looks really nice haven't seen anything similar in the shops though, not sure if the electricity bill will agree with that light :lol:

like your suggestions mate ... if I could afford it and electricity bill is a non issue I'll put up those massive LED screens and show clouds as the ceiling :lol:

Slippery dip would have been a point of difference!

We wanted the Hebel floors but Metricon doesn't do them. Was the upgrade cost for the Hebel significant?

The upgrade wasn't significant, as it is only used for the top floor so is below $8k ("apparently" was discounted and its a hebel equivalent called Loxo)

Same same but different name, who knows ... we wanted it to avoid hearing people walking back and forth upstairs and ok insulation.

Have you had lot of options when it came to benchtop in the standard range? Didn't find anything in the colorbook we received..Am liking calcatta nuvo but hubby thinks it would cost a lot more to upgrade

Yeah Calcatta Nuvo was the only one we liked too and I can confirm it is a 'fair' bit to upgrade, we rolled with it anyways
