At the same time a million things goes into my mind, that we are really going to start building our house. Yes very excited and not looking forward to many headache to come. Most of my neighbours stop by and chat also gives plenty of encouragement to continue with my build. We wanted to find out if there are any issues with our MOD so we can rectify asap and move on with our build. Of-cause as usual NOTHING!!!!! Only after we spoke to a few people at the council , they have finally assign an officer for our MOD today...today!! This MOD was submitted last month 10/06/16 and now application accepted date is today 12/07/16. Why does it take one month to assign the job? Not sure how long this is going to take. Even if Sekisui has already put down the survey pegs on our land, I don't think they can start until MOD for storm water design is approved by council. I despise dealing with council. We moved out from our house back in June 2015 .....as our DA was applied early March 2015 and we assume the DA will take only three month. Do not demolish your home until you have CC from council. We have demolished our house mid March 2016. We can not move back in... no more house. Luckily we are living at our investment property (no agent to kick us out) not renting . The down side is... no income from rental property which increased repayment on the mortgage. Totally out of budget. Loss of income for 1year, now it will be another 1year or more for house to build. I hope I can assure you that you will get approval soon but with my own not so good experience with council, not really sure when that will be! 😒 What you can only do is to keep Sekisui posted on status so they know you are still going ahead building with them. Thank you Mim and Epaul for you support. I kept reading your posts just to keep me going on .... so one day I too will have a house I really love. No explanation on why they have not assign the job. With the council merger going on they probably put our case in too hard basket. I have opted to sell the land but to buy else where means I have fork out over $100000 for stamp duty alone. On top of that will have to pay marketing fee to the agent around $18000.00 ...% of selling the land. Why should I throw away good $$$, I might as well hang on to the rope tightly, put up with this stupid council for extra few months. I'm keeping my spirit up by studying decorations and landscaping from H1. For sure will not be able to buy new furniture for the house, will have to do with what we have now. I will have to look out for council clean up days and salvage what other people throw away. What I would do, if you can, is keep on pestering council. Get an update at least once a week. If they know you are persistent they will hopefully look at your case as priority. Remember, the squeaky wheel gets the oil!
I would love to follow your idea in terms of landscape etc as I started to look into that as well. Do you have a rough plan in mind of what you would like to do? Will I be paying fines? The council has already approved the house design... we are just waiting for modified DA on new OSD storm water design. Can we go ahead and build? The only small risk is the council may request to increase the thickness of the concrete slab for increased rain water tank size. I'm sure we can request the extra thickness of concrete slab for rain water tank from Sekisui. You already have approval to build something - but the extra approval you are waiting for might just require modifications to what you want to build. If your only concern is that you might need a stronger/bigger slab to take a larger rain water tank, then you could conceivably get started on everything else based on your current approval (assuming you have a Construction Certificate as well?). But it's a tough call, because you may need to make other minor changes - which are very easy and may cost nothing to change plans, may may involve a lot of work (and money) to change already commenced works! Thanks clintdb, your last paragraph is spot on, the council may request minor changes or may possibly request changes of the actual size of rain water tank into two instead of one very large one. As 7200 litres rain water tank is enormous and an eye sore, may cause possible neighbour complaints or change of the location of rain water tank. Yet these are uncertainty till we get full approval. We do have CC with the old version of small rain water tank, now we have new larger rain water tank to accommodate OSD system on our plan. Do we still needs to reapply a new CC after Modifications DA approve? I will visit council tomorrow and ask these questions. So far Sekisui has not request any retaining walls, but once the build is complete we will be required to install retaining wall near the rain water tank.
