Browse Forums Building A New House Re: Alkira Homes "The Sienna" KDR Ryde (NSW) - frames 121Feb 12, 2015 8:08 am Just an update on the boundary dispute ... neighbour had their surveyor go out and check and painted a mark which sits inside my part of the property.. already booked for an independent surveyor to check and having the builder's surveyor do their work again... if both surveyor's come back with the same result then the headache begins... I won't have the required 900mm on the side boundary which is not good but at least it was measure correctly from the corner. If both are inconsistent then someone has made a big mistake!! which is just as bad!! Re: Alkira Homes "The Sienna" KDR Ryde (NSW) - frames 122Feb 12, 2015 8:13 am Looking fabulous! I'll be checking back on what you decide for the steps! We need to do something for our front porch. But probably not for a while! looks like the steps will have to be concrete as it is in the builder's work. I'll probably do tiles and maybe stencil the faces to make it look like part of the brick work. but given the current moneypit dealing with boundary I doubt we'll do anything with it for a while Re: Alkira Homes "The Sienna" KDR Ryde (NSW) - frames 123Feb 12, 2015 9:55 am Gosh it sounds like a nightmare D! Hope the builder's surveyor didn't screw up, that would just make the situation worse. I really hope the independent survey goes your way and you can move forward. On the positive side, the frames look fantastic! ![]() Re: Alkira Homes 124Feb 12, 2015 9:57 am SheilzyGosh it sounds like a nightmare D! Re: Alkira Homes "The Sienna" KDR Ryde (NSW) - frames 125Feb 12, 2015 10:08 am Can you send your team of brickies over to ours pretty please! Our bricks were delivered last week but no word when work will start. It turns out SS only has 2 groups of brickies that he use, which is not sufficient when he has 16 jobs on the go! I'm now wishing we went with Hebel! Re: Alkira Homes "The Sienna" KDR Ryde (NSW) - frames 127Feb 16, 2015 9:31 pm so semi update, my neighbour's surveyor marked the front and the back so if you put a string along the boundary line majority of the wall is on my side (semi yay!!) the nerve of some neighbours though ... trying to blackmail me by wanting me to pay for demo and install of the new fence! and then while I'm at it take their concrete BBQ away as well! so trying to tee up demo and install all in one go and to minimise and delays or headaches, then the nerve of the builder to tell me I can't put the fence up because the brickies will make a mess ... is it that hard to put a cover over the fence while you work? waiting for the builders surveyors to do up the report and my own independent surveyor and then work out how to proceed. grrrr.... Re: Alkira Homes "The Sienna" KDR Ryde (NSW) - frames 128Feb 17, 2015 6:18 am Ugh grrrr. But take the win! Re: Alkira Homes "The Sienna" KDR Ryde (NSW) - frames 129Feb 17, 2015 9:18 am Good to hear progress in the right direction! Geez Louise I'm happy we've got good neighbours; they're retired on both sides so they were home through the whole noise-and-inconvenience process. On one side they don't speak much English & we wanted everyone to know what was going-on before it started happening, so we grabbed one of their daughters when she was leaving one day, and she didn't want to talk to us about it ended-up making an appointment with The Eldest Son. I started feeling all uncomfortable, it was getting all formal-feeling & I was wondering what was going to happen, whether they were going to be unhappy about it - but no, they were fine, no complaints throughout the whole build (I told them we'd replace the d0dgy falling-down retaining-wall on the boundary at our cost - but it took us a while to get around to doing it as we were DIY'ing so they had cause for concern, but they never complained). Re: Alkira Homes "The Sienna" KDR Ryde (NSW) - frames 130Feb 17, 2015 10:53 am Great to see you're still lurking on this forum Forg .. even after your build has completed. Visited the property today to meet with the builder's surveyor and in the process trim the hedge. Had a quick walk around the house and everything just seems so much smaller than the display home! the kitchen and alfresco seems to be a stones throw away compared to the display, going to have to go back to kellyville at some point and measure. (queue climatic music) the workers yesterday must have been the plumbers as the rest of the work is complete (ie bathroom showers and mixers are all prepped, some of the other plumbing such as the connection to basins are prepped going from the big 100mm pipe to a cap with an opening just big enough for basin pipes to connect. I have taps! connected to 3 locations, 1 at the front which is normal water and 2 at the back 1 for rainwater and 1 normal) there was a lovely gentleman coating the windows to prevent the brickies from scratching the glass. really nice bloke, softly spoken and like as if there's not a care in the world. initial thoughts was just he is a top bloke! Re: Alkira Homes "The Sienna" KDR Ryde (NSW) - bricks 131Feb 20, 2015 7:47 pm So not much to update on the boundary fence issue at this stage. bricks have been delivered so work will go ahead regardless.
Re: Alkira Homes "The Sienna" KDR Ryde (NSW) - bricks 132Feb 20, 2015 9:14 pm What you said about feeling smaller than the display ... wait til it's painted! Unless you've gone black for everything. Re: Alkira Homes "The Sienna" KDR Ryde (NSW) - bricks 133Feb 20, 2015 9:21 pm What you said about feeling smaller than the display ... wait til it's painted! Unless you've gone black for everything. I better take a few photos of the display home and compare the size.. I found out we made a mistake on the stairs, we wanted what is on display which is very similar to yours forg but when I saw the frame it is actually covered on the way up. Will have to wait and see as we're not fussed either way at this stage since we've been waiting so long! As I've picked the same bricks as you, when it got delivered they looked overly darker than what I had imagined and I even had to drive past your place to check. Then I remembered you had a few photos of the bricks still packed and sure enough, it was the same as mine. What a relief! thought they had made a mistake. mind you I sent them an email to check and then realised that I really don't want any more delays and told them whatever it was that's delivered will have to do and just get started Re: Alkira Homes "The Sienna" KDR Ryde (NSW) - bricks 134Feb 20, 2015 10:18 pm Yeah, what's on display would be pretty similar to ours; we told the saleslady that we wanted what was in the Sienna which was on display. Colours do seem to change when you're being super-observant. I was initially unsure whether they'd used the same paint on two adjacent walls, the way the light falls. Doubt anyone else would notice ... Re: Alkira Homes "The Sienna" KDR Ryde (NSW) - bricks 135Feb 21, 2015 9:54 am I thought the same when I saw ours about it being smaller that I had wished, but then I read everyones else comments about waiting till it was painted and had walls up, so I'll wait with my fingers crossed. I've been told our roof and render is next, exciting times! Re: Alkira Homes "The Sienna" KDR Ryde (NSW) - bricks 136Feb 21, 2015 8:24 pm originally I was going to use my prior post for photos .. but ... So.. here are a few photos taken across various days while I was there The front entry, as I mentioned before because of the cornerless stackers apparently it is bad feng shui. My original thinking for this setup was to allow the breeze to flow through the house since it is sort of North facing and either the easterly or westerly will force air through Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ The rumpus and sidewall problem and the meter box, the more I look at it and after speaking to council I will be getting 1.8m high all the way through stopping just before the front of the house where it is stepped down to a 600mm. The sight of my neighbour? non issue Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ location of kitchen, you will notice that the cold and hot water hosing coming out. That will be the location of the island, something new that I learned is that they create piping for hosing and electricals to be plumbed through under slab so that they can feed from outside in. To the left of the photo is the walkin pantry, notice I don't have a window there? we had intially wanted a non opening window there but decided against it (although it would have allowed great light in) it would be painful to keep clean from all the cooking. A glass splashback is easy to clean. We opted for the window for security reasons as well as the airconditioning unit sits just to the right below the window Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ The living room where we'll eventually put in a gas fireplace. This is located at the back of the house and the intent is to allow the gas fireplace to heat the air and push it towards the kitchen and dining and slowly rising to the top of the house via the void. We've bought 2 fans which has an LED light for the 2 provisioned lighting points in the ceiling of the void. Aim is to reverse the direction of the spin and circulate the warm air back down to keep the house warm (fingers crossed as it is a pretty big area. I was advised by the fireplace specialist to set the fireplace to switch on according to a temperature (forgot what it was) so that it automatically starts and switches off without intervention to keep the house warm enough when you get home and when you wake up. Notice how close each of the vertical pieces of wood are? not too sure if that's normal Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ I've included the youtube link of a video created by Alkira Homes of the Sienna display home (The Sienna Display Home) Re: Alkira Homes "The Sienna" KDR Ryde (NSW) - bricks 137Feb 21, 2015 8:34 pm Wow your house is going to be amazing! I love the wide hallway straight through to the rear. Good news about bricks starting. Especially when tiling is exactly the same and the carpets are very similar in colour! its almost like showing people my house without really showing it. 1 thing to note is the slide doesn't exist in mine Re: Alkira Homes "The Sienna" KDR Ryde (NSW) - bricks 139Feb 21, 2015 8:46 pm The slide would have been such a feature!
