We both are reading this topic from May 2013 when we decided to buy Land in Manooka Valley. We both like this area very much specially the look out point. We have bought Lot no 305 and our settlement was happened on 31 July 2013. Still deciding what kind of house we should make on this Lot. Thinking of making Wisdom Majestic 45 Double story but cant finalize Thanks & Regards Bj & Rose well we're finally approved Now just want to get started!!! Hi Bj & Rose, welcome to the neighbourhood. Our son is building an Elderton Home near you.. on Lot 315. We've been through the Majestic display home & love the design. Haven't seen a sign up advertising the builder so presuming it's a private build - must have gone through CDC also for speed. Hopefully we are now 5 weeks away from a slab, fingers crossed. Re: BUILDING IN MANOOKA VALLEY CURRANS HILL 174Sep 03, 2013 1:13 pm Hi Every one once again we both are very happy that we gonna have nice neighbor hood. I am getting feeling's this suburb gonna be very nice specially when we are surrounded with good people. Thanks Sid (apologies do not know ur name ) for ur reference we will go this weekends to Wisdom display house in Gregory hills Thanks Hugh & Bel too I think so making that house so quick is just a marketing tool, so colliers can sale there other lots ASAP. Is any one thinking of making Pool ? Thanks & Regards Bj & Rose Re: BUILDING IN MANOOKA VALLEY CURRANS HILL 175Sep 03, 2013 1:54 pm Hi Bj Greg at the Wisdom homes display center at Gregory hills has always been great to us. He is who we signed up with back in July last year. I go out there all the time..lol...he helped us heaps in the early stages with adding inclusions and suggestions etc..i know he is sales person and that is what he is paid to do but i have heard other sales stuff aren't as helpful. He made sure we allowed enough extra $$$ for bush fire allowances etc and kitchen up grade allowances and electrical up grade. So obviously your tender will be higher then what the standard house price is. I also suggest you allow for a tile up grade too. We up graded to porcelain for our main floor, powder room and laundry and it added $1200 onto our price and polished porcelain will be a lot more. We managed to find a porcelain tile in the standard range that we liked for the up stairs bathroom, however most of the standard tiles are ceramic. We are thinking of a large swim spa for our back yard. But this will be a future project : ) Something like this http://www.justspas.com.au/cat/index.cg ... id=1637846 We have friends in Canberra and they even use it during winter. Easy to heat and cover it when not in use etc..plus doesn't take up as much room or electricity then a big pool. We are putting a pool in at our place (lot 111) it's a lot happening all at once in the next few months and a whole heap of paperwork!! We ended up spending a fair bit more on the tiles and flooring (nearly $8k) but the included options (at Wisdom anyway) are fairly substantial if you don't want a particular style etc. I've actually just accepted a job at Wisdom Homes, I will be in the Oran Park display village from the end of this month. I hope this will help me manage our build more closely and obviously am more than happy to help anyone out if I can from here too. Maybe we should have another meet up on the blocks in the coming weeks and compare notes again ? Re: BUILDING IN MANOOKA VALLEY CURRANS HILL 177Sep 03, 2013 8:33 pm hey guys, we must say that greg at the display was good..he put in our original tender with some background knowledge, enough to cover the site costs and BAL..this made our budgeting easier. We must all meet up again to compare notes and plan the first "MANOOKA VALLEY XMAS PARTY" We are also thinking of a pool as we have had them in our last 2 homes but its probably a bit further on as we want all the landscaping in first.Like the other guys say BJ & Rose, we do suggest you speak to Greg at Gregory Hills. Re: BUILDING IN MANOOKA VALLEY CURRANS HILL 178Sep 03, 2013 8:57 pm Siddo Hugh jokes that i should get a job with them as I know all the inclusions etc off by heart now..hahaha...but well done, now your one of them lol... I can see how easily you can spend $8k on tiles. The tile company probably made money off us as we didn't even tile to the ceiling (personal choice). We only tiled to the height of the shower plus we didn't add any feature tiles anywhere all just plain white wall tiles...very minimalistic with a dark floor tile like this http://creativehomeidea.com/small-apart ... the-floor/ Building a Wisdom Impression 33 5 bed + study, outdoor leisure + lanai, Jasper colorbond roof Re: BUILDING IN MANOOKA VALLEY CURRANS HILL 179Sep 03, 2013 9:01 pm Hi Ash...agree on Christmas party..maybe at the park if all made and BBqs working etc by then. The Chapmans will be around currans Hill on Saturday due to voting at the school and Hugh is working at the BBQ at school between 11 and 1ish . So if anyone wants to meet up I can be there ( 4 children will be included ) Building a Wisdom Impression 33 5 bed + study, outdoor leisure + lanai, Jasper colorbond roof Re: BUILDING IN MANOOKA VALLEY CURRANS HILL 180Sep 04, 2013 10:35 am I was cautious of announcing it on here in case I became "one of them" haha! Yea we did budget for tile and floor upgrades (includes thickest underlay and a carpet upgrade too) but Di Lorenzo certainly aren't the best price wise. Just having matching grout or the closer grout lines added $16m2 each!! It's very easy to get carried away, $100 here $100 there soon add's up but we hope to make this a home for at least 10-15 years so we wanted to do it right. We had similar opinions with the pool, should we do it now or later. In the end we decided that we'd have one big mess of a garden anyway so let's put the pool in and landscape around that. It has caused problems though and is a headache. I'm not sure what we'd do if we were to start over. Are they putting in BBQ's next to the park? I was there at the weekend (one of my last weekends off!) and couldn't see any infrastructure for it but will be good if they are going in. thanks guys! yes this is how I've exactly raised it with the builder. still awaiting response. 12 6278 Howdy all.
