I'm very familiar with the house you are building as we went to the Gregory Hills office many times - it's a great design. One question with your landscaping plan, I thought there were council restrictions with corner blocks that the side fencing had to start half way up the lot length? We were considering corner blocks but this always put us off a bit. It's good with yours that the front side (diagonal) boundary is not classed as your front boundary either so the 4.5m set back doesn't apply. Ours has a curved front boundary which meant we had to push our house back much further than we wanted. Could have been solved if they'd done a double side boundary like yours is. Now just the race to get some actual building started, can't wait. Re: BUILDING IN MANOOKA VALLEY CURRANS HILL 166Aug 30, 2013 11:40 am We haven't been told anything reg the side fence but the landscape plan was only a idea not what we will actually do. I don't mind the idea of our side fence starting back to the corner of our media room window but it would decrease the side part of the yard that we could use. That side of house is 3.8m wide and our old back yard only had 4 m of grass so we could actually fit the kids swings or sand pit etc etc....all these thing we will sort out later. The house drawing are our old ones too we have changed a few things like not having a glass laundry door. We are having plan stairs not those fancy wooden ones that cost $3000 extra, just carpet all the way to the bottom. Yes the front boundary makes the yard look huge but also more grass Hugh will have to mow Ive also changed my idea of having a front path for now as it will just increase our landscape cost. It is something we can do later. We are lucky as the driveway goes all the way to the front porch area. So even with out a front path to the door you can still access the front door. Oh also was talking with someone who has had a wisdom home recently built. You know how you said the drive way quote was double the cost of other quotes. He was saying that the quality was really good far better then his neighbors who went with a cheaper company. The neighbors edging was all cracking and a mess and his was perfect. Something maybe to consider? You have to use the $5000 on something? Building a Wisdom Impression 33 5 bed + study, outdoor leisure + lanai, Jasper colorbond roof Re: BUILDING IN MANOOKA VALLEY CURRANS HILL 167Aug 30, 2013 12:02 pm Hey guys took a drive through manooka valley this morning as the gates were opened... and a house (possibly lot 207 or neighbouring to that one) has frames up already....super quick, cant believe they have laid the slab and have frames up... must be the ascot drive house that has had council approval for a while and i believe may be a house and land package house with rawson homes.... congrats to the 3 houses that have council approval in the estate.... hoping we will get done in 2 weeks now...seeing as the average was about a month turn around and we lodged on the 14th aug... wished eden brae had lodged our plans earlier seeing as other people did before the land had settled...and are now approved... we got told we couldnt lodge until land settlement.... our neighbour notification ends on the 3rd september... does this generally mean a week after time this we could be approved?? Doe anyone know what happens after this period ends? and chapo... love the photo album you attached...photos look great.. i also drive past the park... looking good too... saw a man taking photos of the park when driving through...so possibly another manooka valley future resident and/or home forum user. Re: BUILDING IN MANOOKA VALLEY CURRANS HILL 168Aug 30, 2013 12:04 pm Oh ok, well I'm pretty sure council requirements are half way up the block for the side fence - it's for street appeal (to stop a long straight fence from fronting the kerb) but how will council check anyway - it's not like you need to lodge an application to put a fence up. I've allocated the $5.5k elsewhere on the landscaping - because of our funny front boundary the driveway is pretty big so the WH landscape cost was over $11k!! It's true what you say, there are companies that will charge less and do a poor job, I guess it's just finding one with some work you can view first. My sister in law is about to have her's done (through Eden Brae) and they have just laid the steel mesh on the base rather than having it secured before the concrete goes down. I think this is where people cut corners to save $$ and then cracks appear. I've got a couple of contacts to do the work so far and a friend of my wife used to work for a concrete company so hopefully we'll be ok. He is who we signed up with back in July last year. I go out there all the time..lol...he helped us heaps in the early stages with adding inclusions and suggestions etc..i know he is sales person and that is what he is paid to do but i have heard other sales stuff aren't as helpful. He made sure we allowed enough extra $$$ for bush fire allowances etc and kitchen up grade allowances and electrical up grade. So obviously your tender will be higher then what the standard house price is. I also suggest you allow for a tile up grade too. We up graded to porcelain for our main floor, powder room and laundry and it added $1200 onto our price and polished porcelain will be a lot more. We managed to find a porcelain tile in the standard range that we liked for the up stairs bathroom, however most of the standard tiles are ceramic. We are thinking of a large swim spa for our back yard. Easy to heat and cover it when not in use etc..plus doesn't take up as much room or electricity then a big pool. We are putting a pool in at our place (lot 111) it's a lot happening all at once in the next few months and a whole heap of paperwork!! We ended up spending a fair bit more on the tiles and flooring (nearly $8k) but the included options (at Wisdom anyway) are fairly substantial if you don't want a particular style etc. I've actually just accepted a job at Wisdom Homes, I will be in the Oran Park display village from the end of this month. I hope this will help me manage our build more closely and obviously am more than happy to help anyone out if I can from here too. Maybe we should have another meet up on the blocks in the coming weeks and compare notes again ? I can see how easily you can spend $8k on tiles. The tile company probably made money off us as we didn't even tile to the ceiling (personal choice). Yea we did budget for tile and floor upgrades (includes thickest underlay and a carpet upgrade too) but Di Lorenzo certainly aren't the best price wise. Just having matching grout or the closer grout lines added $16m2 each!! It's very easy to get carried away, $100 here $100 there soon add's up but we hope to make this a home for at least 10-15 years so we wanted to do it right. We had similar opinions with the pool, should we do it now or later. In the end we decided that we'd have one big mess of a garden anyway so let's put the pool in and landscape around that. It has caused problems though and is a headache. I'm not sure what we'd do if we were to start over. Are they putting in BBQ's next to the park?
