the supervisor changed 2 weeks ago so we don't know him too well yet. Its in your interest to get it done now. Once you move in you need to be able to use the bathrooms, not having to schedule a time for them to get fixed and then wait until they're ready. You've got a new supervisor, so a perfect ...

It depends on what you want.. NBN ready for a HFC connection might just mean a coax port (and power point) in the garage. You don't need them to install an NBN hub (cabinet) etc. And yes, you can go wireless for a month (or more) when you move in and are waiting for the NBN to connect you.

I'd put in more clarification about who decides what damage is the result of the fencing work. ie: an independent building inspector, and who pays for that survey.

I'd say over 20k as a ballpark, but it really depends on what you are doing. If you do upgrade stairs, check and get every element documented. I also recommend you become a familiar with all the parts of the stairs so you know exactly what you will be getting. Even if it's done as per a display home...

I think house and land packages are different then say a knock down rebuild, and they'll give you a couple of styles to choose from. I think some estates might also have conditions on the street look and you can only pick from the pre approved styles? If they did give you an option to change, they'd...

Depending on the design they might need to add steel beams to support the extra weight of the bricks. Your choice of bricks could also significantly add to the cost. So yes, it could be expensive to go full brick. I'd suggest picking a brick that the colour goes most of the way through, so if there ...

You can only go by the preconstruction plans etc and your specific plan documents. The contract states marketing material isn't part of the contract. So if there is something missing you think should be in there, make sure its on your plan and also tender/selections, otherwise you will have trouble ...

I saw in the news a very small number approved, about 250? so they might relax the ruling to get better take up.

Yeah, I hope you get it as what you are doing is in the spirit of the grant. I'm sure you've gone through everything but can you present a tender document or something that mentions the demolition stage and that you are contractually obliged to provide clearance certificate etc. So the builder 'cont...

Crazy as it sounds, just make sure it's all worth it and the builder doesn't suck it all up in commission/margin.

I agree that you personally need to be aware of the contents of the contract to avoid problems during the build. The contract can be reviewed for legality etc, but you'll need an operational understanding of the contract. For example in our case, the builder specified the order of documents that wou...

Im not sure who you are building with, but in my experience you need to know what you have chosen before the internal/external selection appointments, the builder only allows enough time to record your choices, it wasn't an interior design consultation. The builder can give you a list and price for ...

I guess it comes down to your preapproval amount and how much you add during selections, but all the adjustments you make during the selection process should be covered by the construction loan. I think the only time you might be out of pocket is during the build if provisional amounts dont cover th...

I'd ignore the fact that its a new build and treat it as buying any other house. Would you recommend buying a car without getting it checked out? Who knows if there is insulation in the roof? That no pipes are blocked, electrical is up to spec etc. I would also get the plans from the builder and mak...

If your brother isn't building it with a practical completion inspection etc, I would think of it as just buying any other house, you don't know how it was built or what problems it might have. They might have concreted up the sewer line etc. You've written that the builder may or may not rectify th...

I've just seen your other posts and see you are past when they would have done frame straightening etc. Has the builder shown you proof its in tolerance? I agree that you easily need 3-4 hours for a PCI even if you've been watching the build closely along the way.
