I agree that you personally need to be aware of the contents of the contract to avoid problems during the build. The contract can be reviewed for legality etc, but you'll need an operational understanding of the contract. For example in our case, the builder specified the order of documents that wou...

Im not sure who you are building with, but in my experience you need to know what you have chosen before the internal/external selection appointments, the builder only allows enough time to record your choices, it wasn't an interior design consultation. The builder can give you a list and price for ...

Make sure its included in your tender as the builder may add a clause in the contract that marketing material or emails do not form part of the contract (seen it in NSW)

I guess it comes down to your preapproval amount and how much you add during selections, but all the adjustments you make during the selection process should be covered by the construction loan. I think the only time you might be out of pocket is during the build if provisional amounts dont cover th...

I'd ignore the fact that its a new build and treat it as buying any other house. Would you recommend buying a car without getting it checked out? Who knows if there is insulation in the roof? That no pipes are blocked, electrical is up to spec etc. I would also get the plans from the builder and mak...

If your brother isn't building it with a practical completion inspection etc, I would think of it as just buying any other house, you don't know how it was built or what problems it might have. They might have concreted up the sewer line etc. You've written that the builder may or may not rectify th...

I've just seen your other posts and see you are past when they would have done frame straightening etc. Has the builder shown you proof its in tolerance? I agree that you easily need 3-4 hours for a PCI even if you've been watching the build closely along the way.

With a CDC build you just tell the the neighbors "we are knocking down the house and building a 2 story dwelling and its going to get approved in 14 days. You can come and talk to us about the build but we are under no obligation to make any changes". So you will able to do a CDC build tha...

Yeah it depends if its a CDC or DA. Build under CDC regulations and the neighbors will just get notified before the start of the work. Build as a DA and there is period where the neighbors can submit concerns about the building before you get approval. You have more flexibility in what you build if ...

H Vin, Yes speak to your site supervisor about both those locations, they should be happy to discuss any concerns or questions you have. Im not saying its wrong but something to check as it doesn't allow space for the frame there. Check your drawings for the stack pipe location and also if you have ...

I guess it comes down to the design. It seems the more modern/cleaner designs either do away with, or have a much smaller removable pelmet. Maybe the deeper ones help with draughts/sound, provided the bottom of the door seals as well?

I think that part covers the tracks and is is removable, so you can slide the door into the closed position, take off that top part and then remove the door?
