Tel. 1800 326 326 Is anyone building with steel frames 9Jan 29, 2009 10:17 pm Thanksfor the info... whatever it costs it has to be worth it... $3000 doesn't seem much when you consider you have absolute peice of mind for the next 50 years... my father in law's timber frame house in the middle of residential Castle Hill NSW was basically eaten to the ground in a matter of months.. and the worst thing is he didn't know it was happening... I will have a look at the Supaloc site... I have never heard of them. I guess these things are also engineered so there must be other advantages too ?? Trust in the Universe Re: Is anyone building with steel frames 11Jan 29, 2009 11:32 pm We're building with steel also....our builder is a small one and only builds steel frame homes. Dunno about the price difference, it wasn't really an issue, we simply were gonna have a steel frame home and that was it, lol..
Our first home was timber framed. Cracking walls, walls that didn't stay true, uneven ceilings (you could see the nails through the plaster ) and plus the termite thing was plenty enough to convince us that a steel framed home was the way to go the next time we built. Re: Is anyone building with steel frames 12Jan 30, 2009 12:16 am we went with timber.. but... we got Bayer "kordon" treatment, which protects us for 50 years.
Bayer has been around for many years, so I dont see them going broke in a hurry. -sha Re: Is anyone building with steel frames 13Jan 30, 2009 6:27 pm our builder would not build with steel, I would have perfer it thought having had a past home with termites near the garden we just stopped them going into the house it was very scare and very expensive we had to get a barrier put around whole house and very then there are no guranteeds it will work
our new home has all the treatments from bayer and we had warranty for 30 years and the timber 50 years.there are no guranteed even with all the treatment they may still get it finished building 40 square home on 5 acres with perry homes.working on the landscaping just finished pool deck with ://forum.homeone.com.au/viewtopic.php?f=31&t=2217 Re: Is anyone building with steel frames 14Jan 30, 2009 6:53 pm ed @ EcoClassic The inside information is $3,000 dearer on average. No additional charges from trades. Must be a very small house for only $3000 difference... The only trades that are affected by the frame are "carpenters", electricians and plumbers... Carpenters tend to be fine with it... It goes up a little quicker... Electricians don't particularly like it because of the service holes, and the sharp edges... They definetly take longer to fit out a house, and hence a cost increase... Plumbers are the same... Service holes, with special grommets, and the sharp edges mean they have to be careful with the pvc piping... Electrical Engineer... Don't hold that against me... And keen owner builder... Mainly the building part!! Re: Is anyone building with steel frames 15Jan 30, 2009 6:56 pm chuth77 ed @ EcoClassic The inside information is $3,000 dearer on average. I checked trades as I said I would in another thread and he says - no issues. What more can say? Cracking walls, walls that didn't stay true, uneven ceilings (you could see the nails through the plaster ) Cracking walls are an indication the plaster wasn't installed properly to start with... And especially if the nails could be seen in the ceilings.... The nails were punched too deep, and hence loose their hold properties... As for wall not being true, I'd suggest the frame was cheap, poor quality... And you will never get away from troubles with a cheap frame... I'd love to go with steel frame, but when you are looking at $80k, compared to $25k for the frame alone... Guess which way I'm heading!!! Electrical Engineer... Don't hold that against me... Thought the first quote of over $100k for the steel might have been a bit big! Remembering this doesn't include installation... Steel has seen massive price increases in the last 18 months... Yup, your probably right...we built with AV Jennings and overall they did a cr*p job. Dunno what they are like now, that's if they are still around? lol chuth77 I'd love to go with steel frame, but when you are looking at $80k, compared to $25k for the frame alone... Guess which way I'm heading!!! lol, the other plan we considered from another quality builder (probably a tad better) had a timber frame, same size roughly, similar floorplan, similar inclusions, but it was way way more expensive than the steel frame home....go figure? lol a $65k difference. No way, that's obscene. No wonder your going timber. Like Ed said, have you shopped around? Re: Is anyone building with steel frames 20Jan 30, 2009 9:54 pm chuth77 Steel has seen massive price increases in the last 18 months... Actually it is 1/3 of the price it was 6 months ago... maybe they are giving you prices based on old inventory . Are building a Taj Mahal? Your prices make no sense to me. Can you show us your plan?
